3 hours from Paris by car but only 80 minutes by TGV train (Montbard station). This property is on the outskirts of a heritage village in the Auxois area. A small town, 7 km away, has a supermarket, doctors, chemists, physiotherapists, a media library and a regional TER train station. The Auxois area, in addition to its beautiful landscapes comprising valleys, plateaux and extensive grasslands, has a rich heritage: stone villages, towns of art and history such as Semur-en-Auxois and Montbard, as well as the reconstitution of Alésia and its Museoparc and last, but not least, Fontenay Abbey, classified as a World Heritage site by UNESCO.


This property comprises an old, comfortably large (450 m²) factory that made wooden accessories and instruments as well as an outbuilding in the shape of a garage, a carport and an office. Its current appearance is strongly reminiscent of its industrial past. Built on 3,000 m² of naturally enclosed grounds, this property is in the heart of the countryside whilst remaining easy to reach. The nearby village, with its medieval origins, is spread out along a hillside looking down on a Renaissance castle. This property is more on the opposite slope, surrounded by fields of farmland and grasslands. A gravel courtyard has been laid out between the open-plan home and the outbuilding, the remainder of the grounds is grassland.

The open-plan home

This residence comprises a construction with a metal framework, topped with a metal “Bacacier” roof. It stands on the site of a factory that burnt down in 1998. The walls are lined with rock wool, with plasterboard forming the internal partition walls. It is superbly insulated and can be modified at will. The building is fitted with thermal break aluminium door and window frames, with argon-gas filled double glazing, making it hermetic and perfectly ecological. This open-plan home was designed such that the upstairs forms a living space above a large communal area laid out on the ground floor, wrought iron stairways linking both levels. Noble woods such as alder, teak and beech were used during the renovation works. The entire building is air-conditioned via a reversible system.

Ground floor
The ground level, spanning a floor surface area of approx. 316 m², includes an entrance hall with two corridors running either side of an “island” comprising a vestibule, a cellar, a toilet, a fully fitted kitchen, a laundry room, a study and an archiving area. On the other side of this “island” is a large living space with workshop, lounge and dining room areas.
First level
Supported by metal bars, two areas are set out on high like two islands suspended in mid-air. Each comprises two bedrooms, with bathrooms and toilets. They look out via windows over the living space below.

The outbuilding

This building is a construction comprising a one hundred year old oak wood framework with contemporary, rendered cellular concrete infilling. It has a metal “Bacacier” roof. This building houses a lean-to, an open garage, a lock-up garage and a large workshop or office area. It is all on a level.

Our opinion

This property is a reasonable distance from Paris and easy to reach via the TGV train from Montbard. This open-plan home, designed by an architect who specialises in this type of construction, is set in the country. It is impressively insulated and the first-class materials provide great thermal comfort. Ecological, luminous and fully habitable, this old factory now comprises a vast, well-laid out space that is extremely pleasant to live in with bedrooms somewhat suspended above a large communal area. It voluntarily exudes an industrial aura which will appeal to enthusiasts. The view of the surrounding countryside is quite spectacular even though the immediate area around the residence awaits transformation.
