Location

In the French department of Ardèche, near to a lively village on the banks of the Rhone. The market town, with its old, white pebble and black basalt houses, has the particularity of having two churches. One, built in the Romanesque style in the Middle-ages on the site of old Gallo-Roman thermal baths, has a paleochristian baptistery dating from the 5th and 6th centuries where baptism was carried out by immersion. Deconsecrated in the 19th century following the construction of the other church further away from the village, this edifice is one of the most beautiful examples of this period in the whole of the Vivarais-rhodanien region. The village has numerous small shops and the region is much appreciated by tourists.
This property is 20 minutes from an A7 motorway slip road and 15 minutes from Montélimar, the TGV train station of which provides links to Paris taking less than 3 hours.

Description

Nowadays, the land in Ardèche has a climate and landscapes such that the region is essentially dedicated to tourism. And yet, Ardèche was very much an industrial department from the late 19th century until the early 20th century and the plant, most probably constructed in 1830, still bears witness to such activity. Before it closed down, it was used for transforming limestone into lime for many decades.
This property stands on the outskirts of the village, along a secondary road. It includes an ornamental pool, fed by a spring.

The outbuilding

This old stone house was enlarged and transformed into a large, one-storey building. Spanning a ground surface area of approx. 570 m², it is extended by a covered terrace, spanning approx. 120 m². Several interior walls feature exposed stone.

Our opinion

A small section of an impressive building, constructed during the first years of the French Industrial Revolution, this house, with its large terrace, could be transformed into a professional dwelling by its new owners who would also have enough space to set their main residence up behind the building. According to the local PLU (Plan Local d’Urbanisme / Local Planning Programme) currently in force, this property is classified as being in a “zone d'activité” or industrial area. Should it be required, the property could even be enlarged to include more than 40 additional hectares of woods and coppice stand.
