A vast, 19th century, Tuscan-style presbytery with a 1,000 m² garden
in the town centre of Fougères, 30 minutes from Rennes
Fougères, ILLE-ET-VILAINE brittany 35133 FR

This impressive residence stands in the centre of Fougères, an attractive, history-filled town near to Rennes, the capital of Brittany, and to the Atlantic coast. It is extremely easy to access as a fast main road is nearby. Fougères, a town with 20,000 inhabitants, has all the infrastructures of a large town. Numerous tourists come to visit its medieval castle, one of the biggest in Europe, as well as its preserved, old historic centre.

This former presbytery is in a quiet street together with other beautiful residences. Its old perimeter wall features a granite entrance porch way. The house is set in the middle of a well-sheltered garden that is of a reasonable size and contains a few sheds.

The presbytery

This residence, constructed in the 19th century in a Tuscan style, is reminiscent of Rennes’ Lycée-Saint-Vincent, which was designed by the same architect. Its central building spans two floors over a basement level between two adjoining bell-towers, spanning three levels. A cellar takes up the full floor surface area of the building. It is built from rendered quarry stone blocks; the brick framing does not include quoins.

Ground floor
This level comprises five rooms. A large vestibule, with a concrete floor inlaid with ceramic tiles, houses a stairway. A 40 m² lounge, on the left-hand side, runs the full depth of the building. It includes old parquet flooring and a large fireplace under a high French ceiling. Renovation works are in progress and insulation has already been installed. A corridor, on the right-hand side, leads to a dining room with an open-plan kitchen, a laundry room, a storage room with a door leading out the back to the garden, a bedroom with parquet flooring and a marble fireplace as well as to a toilet. All the wooden window and door frames are new.
First floor
The wooden stairway goes up to a landing with parquet flooring which leads to four vast bedrooms, two of which have dressing rooms. This level also comprises a bathroom with a toilet as well as two shower rooms and a separate toilet. Everything is in a good state of repair. Some of the rooms include an old fireplace with old parquet flooring.
Second floor
A wide landing with parquet flooring leads to two bedrooms, a bathroom and a toilet as well as to the attics on the left-hand side. The bedrooms have a superb, panoramic view over the town.
Used as attic space and well insulated, the attics span a large floor surface area which could be used for creating additional rooms.
Base level
This level can be reached from the inside as well as from the outside. It comprises vast cellars, partitioned via stone arches. They house a new mains gas-fired boiler.
The garden
The grounds, spanning 1,000 m², are planted with a few old trees. They are enclosed by walls on three sides; the fourth side could be concealed by planting vegetation.
The garage, constructed from breeze blocks, is detached from the house as are several small sheds.

Our opinion

Featuring an unusual style for the region, this residence comprises vast, easy to use rooms spanning a total floor surface area of at least 450 m². Recently conducted works have insulated the attic space and renovated the entire slate roof, the wooden door and window frames on the first levels, the plumbing, the heating and the electric wiring. The external rendering and the interior decoration are still to be done. This residence with its site in the middle of the old town, enhanced by the tranquillity and the lack of nuisances, would make a superb family home as well as lending itself to all kinds of conversion projects.
