The traditional Bastide house, set in a town within easy reach of Nice, not far from Valbonne and Sofia-Antipolis, is near to the town centre and all amenities. A discreet little, wooded lane leads to the property.


This flat is on the garden level of a superb, traditional 18th century Bastide house. It was designed and laid out in keeping with the style of the residence and yet clearly features a certain modernity. It is part of a small, convivial, co-owned property courtesy of which it has access to all the communal areas which comprise parking spaces and a green open space. It also has its own privat garden, spanning more than 1,600 m² all on a level, including a cosy terrace by the side of the house, separated from the rest by a low stone wall. Further afield are olive trees, some of which are over a hundred years old; their twisted trunks standing out against a verdant background. A thick hedge separates the property from the secondary road.

The flat

This flat, on the ground floor of a traditional 18th century Bastide house, has undergone first-class renovation works. It features airy reception areas reminiscent of an open-plan flat, built in an old industrial building.
The Bastide’s architectural vocabulary is sound with wide dry stone walls, large pillars and little buttresses, elegantly flanking the facade.
On the inside, exposed stone walls, wooden parquet flooring and vaulted ceilings create a warm, welcoming atmosphere. This flat, spanning approx. 200 m², comprises a reception area of more than 75 m² which includes a large lounge, an eating or meeting area and an open-plan study. The arched front door, set in dressed stone, opens into this room. At the back, a large fitted kitchen opens directly on to the lane on one side, whilst providing access to a large cellar on the other.
The east side of the building houses the bedrooms, the bathrooms and a surprising dressing room which encompasses a rock peeking through the floor. The last bedroom, with its shower room, could become self-contained as it has a door leading outside.

The garden
A plot of land, spanning more than 1,600 m², adjoins the Bastide and is for the sole use of the flat’s residents. Sheltered between the Bastide and a stone wall as well as exotic plants, a cosy, shady terrace resembles a priest’s garden. Then, a superb olive grove behind a low stone wall stretches out in a verdant area laid to grass. The property is surrounded by semi-wild, semi-cultivated hedges that need to be kept thick so as to form an efficient barrier with the road.

Our opinion

This flat is a successful blend of the very old with the very modern. Its position on the garden level puts it at one with its natural surroundings that even invite themselves inside in the form of an outcropping rock. A dry stone wall in front of the olive grove delimits the privacy of a terrace. The vaults of the traditional Bastide house are like a guarantee of coolness against the relentless summer sun.
