Location

This nuisance-free house, 5 minutes by car from the shops in Carqueiranne and from the sea, 20 minutes from the A57 motorway, 15 minutes from Hyères TGV train station and 30 minutes from that of Toulon, 15 minutes from Toulon-Hyères airport and a little over an hour from Saint-Tropez, is easy to reach and has a 180° view of the sea.

Description

This south-east facing house nestles on the hillside in a terraced forest area, featuring Mediterranean vegetation (mimosa, cork oak, cedar, olive and palm trees). The view extends as far as the Giens peninsula and the “Golden Isles” (Porquerolles, Port-Cros and Ile-du-Levant). The house is totally unoverlooked and sheltered from the Mistral wind as most of the 9,000 m² of land is behind the buildings. With the exception of the independent annex, currently laid out as a large office, all the rooms spread out over two levels have a view of the Gulf of Giens, with the swimming pool area or the verdant coastline in the foreground.

The house

This house spans approx. 230 m² of living space. It has parquet flooring throughout. Some walls are covered with slates of wood, creating a warm, cosy atmosphere.


Ground floor
The main entrance is behind the house. The ground floor spans a floor surface area of 110 m². A vast living room (62 m²), with a stone fireplace and an American-style kitchen, opens on to a large wooden terrace, supported on piles and spanning 50 m². Fitted with roller blinds, it can be reached via large, sliding, pocket picture windows. A little corridor provides access to a bright, spacious bedroom, spanning a total of 42 m², with a bath as well as a shower room, a dressing room and a separate toilet.
Garden level
The garden level can be reached via a straight stairway from the lounge, via an entrance door from the carpark or directly from the swimming pool area as it communicates directly with three bedrooms that open on to the outside. These bedrooms are set out around a hall, laid out as a study. The biggest two bedrooms have their own bathroom, one of which has a toilet. There is also a separate toilet. A storeroom is currently in use as a laundry room. An independent room, reached solely from the garden, can be used as an extra bedroom.
The swiming pool
The swimming pool area, laid out on the garden level in front of the bedrooms, spans 180 m². It comprises garden furniture and straw huts, one of which houses a fully fitted summer kitchen.
The 9.5x4.5 m, salt-water swimming pool, complete with a cleaning robot, is heated by a heat pump. It is bordered by palm trees which provide an exotic touch.

Group of buildings
An exposed stone building, spanning a floor surface area of 24 m², is used as a study-library.
A small wooden chalet, with electricity, could be used as a spare bedroom.
A large henhouse brings a countrified air to this property.

Our opinion

The sea, separated by a little vegetation, lies at its feet. The peninsulas, stretching lazily out, and the islets contribute to the stunning view which is both permanent and ever-changing in accordance with the times and the weather. This house has no need of embellishment as all the main areas, beginning with the large terrace, look out over the Mediterranean Sea and the terraced land plunging down towards it. The use of wood as part of the interior decoration, although against architectural codes, is a great success. Between garden furniture and straw huts, the swimming pool area exudes conviviality. Another adjoining plot of land (1,000 m²) can additionally be purchased, with a wooden, Balinese-style studio flat on piles, which can be dismantled, a garden shed and an orchard.
