An 18th century abbey house and its outbuildings
in almost 6 ha in the French department of Morbihan

Location

To the north of the Gulf of Morbihan, some 20 km from Vannes, on undulating land, surrounded by grasslands, fields and forests. This property is just a few minutes from a small market town, the community of which has less than 5,000 inhabitants.

Description

A turning off a minor road, a wooded lane bordered by a wall runs along the right-hand side of this residence and then goes down to the outbuildings on a lower level. There is a car parking space in front of the residence (shelter adjoining the wall). This property, spanning a surface area of almost 6 ha, comprises heterogeneous areas: one section is wooded (lime and ash trees, etc.), there are gardens below the house and around the back, horse grazing lands spanning approx. 5,000 m² on a slightly higher level on the east side, as well as other grasslands and damp areas further to the south. The ruins of an old abbey and the apse of a church still standing on the property’s land are a reminder of its origins which date back to the 12th century.
This property comprises several buildings: in addition to the abbey house, it includes a 2-storey house topped with attic space, a barn, a farm shed spanning almost 250 m², a sheepfold, a bread oven, a henhouse, a hut and a carport.

The abbey house

This residence, standing in a dominant position facing the gardens and grasslands on the south side, dates from the beginning of the 18th century. Built from granite quarry blocks with a recently redone slate roof featuring three roof dormers with curved or triangular pediments, it spans a total of approx. 390 m² of living space over three levels built on top of cellars.


Ground floor
A main entrance on the south side and a back door on the north side provide access to four living areas: a lounge, a dining room with an open-plan kitchen, a small lounge and a bedroom. The lounges and the dining room have fireplaces. The corridors have stone floor tiles whilst the rooms have strip pattern parquet flooring. Ceiling beams are exposed. Behind the building is a storeroom-workshop spanning approx. 60 m².
First floor
This floor has a landing providing access to two self-contained flats. One flat comprises an entrance hall, a kitchen, two bedrooms, a shower room and a toilet, whilst the other includes a kitchen-dining room area, a bedroom, a bathroom and a toilet.
Attic
This floor comprises a corridor leading to two bedrooms, two storage rooms as well as an attic spanning 60 m² which could be converted.
Workhouse
A storeroom-workshop spanning approx. 60 m² adjoins the rear of the residence.

The outbuildings


House
A 2-storey building with attic space and a slate roof (recently redone) spans approx. 84 m² of living space with a woodshed adjoining the building. It comprises a living room area with an open-plan kitchen on the ground floor, a bedroom and a bathroom on the first floor and attic space which could be converted.
Barn
The roof of this barn spanning approx. 35 m² was recently redone.
Open barn
This vast, 240 m² building is located behind the barn.
Chicken coop
The henhouse follows on after the barn.
Bread oven
The bread oven is right next to the henhouse.
The stables
The stable-sheepfold stands on approx. 5,000 m² of fenced land.

Our opinion

The mark of the members of a religious order is still to be clearly seen on the fertile land of this old abbey, the foundations of which date back to the 12th century, vestiges from the 15th century dotted throughout the site indicating just how big it must once have been. The dwelling, bearing living witness to this rich religious past, is now in a satisfactory state of preservation, but it is need of some interior works in order to bring it in line with modern-day standards. Such a project could be based on its vast potential with regard to living space and its numerous outbuildings.
