An elegant manor house and its 7,300 m² of parklands
in the middle of the royal town of Amboise

Tours, INDRE-ET-LOIRE center-val-de-loire 37000 FR

Two and a half hours from Paris by car.
Thirty minutes from the very pleasant town of Tours, also known as “Little Paris”, (TGV train station with 60-minute links to Paris and an international airport with 90-minute flights to London)
Amboise, in the heart of the Touraine region renowned for its wealth of historic (royal fiefdoms), cultural (birthplace of Ronsard, Balzac, Descartes and Vigny), architectural (the Loire chateaux) and gastronomical (local wine and food) heritage.
On the banks of the Loire, Amboise is certainly “the place to be” in the Touraine region as the climate is extremely mild. Epicureans will find some of the best restaurants and one of the biggest markets in France.

This manor house is set in the middle of the royal town of Amboise; it is completely surrounded by walls and has, without doubt, one of the biggest private landscaped gardens in the town centre. This manor house has been fully and meticulously renovated outside and, above all, inside.
This residence, constructed in 1380, features classical architecture. It is built of rubble stone and partially covered with traditional rendering. It comprises an oak wood roofing framework, predominantly covered with slate tiles.
The property is accessed via a white gravel alleyway, bordered with lavender bushes, followed by lawns planted with lilac and magnolia trees. It provides a view of the manor house which spans two levels. This property also includes a wooded section, dominating the parklands and planted with a variety of species.

The manor house

This manor house, constructed in the 14th century, was fully renovated between 2014 and 2015. It spans a ground floor and two upper floors, one of which has sloping ceilings. Adorned with local freestone, it stands in the middle of the parklands.

A stairway leads down from the ground floor to a corridor providing access to two converted, vaulted cellars: one is a wine cellar and the other a reception room with a fireplace. The floors are covered with terracotta tiles.
Ground floor
The ground floor comprises an entrance hall which provides access, right, to a lounge with a 17th century fireplace, exposed beams, wall frescoes and old flagstones.
This is followed by a small room, used for storing crockery, which provides access to a fully fitted kitchen where it is possible to eat in front of a fireplace, in good working order. The lounge also provides access to a dining room adorned with illuminated showcases.
Another small room (once the boot room) with a separate entrance provides access to the cellar.
A stairway leads upstairs from the entrance hall. There is also a toilet on this level.

First floor
The landing leads to a corridor providing access to three superb bedrooms with bathrooms and separate toilets.
All the bedrooms have parquet flooring and storage cupboards. Their walls are hung with fabric.

Second floor
Following the layout on the first floor, a corridor provides access to three more bedrooms in pristine condition, each with its own bathroom and toilet. Once again the walls are hung with fabric, creating a warm and cosy atmosphere. One of the bedrooms, with a sloping ceiling and its own little lounge featuring a fireplace, is enhanced by the exposed, oak wood roofing framework.

The outbuilding

A small building, separate from the main residence, houses a 2-car garage.

The parklands and their surroundings

The parklands comprise lawns, covered with garden balsam, as well as flowering shrubs and trees (lilac, magnolia). They also include a fishpond and a small greenhouse for storing plants during the winter months.
A wood comprising a variety of species looks down on the parklands.

Our opinion

The location is unique as this property is set in the heart of the town of Amboise. In addition, the presence of magnificent, landscaped parklands, with their trees and flowers, constitutes a real privilege for all city dwellers who appreciate natural surroundings. All amenities can be reached on foot.
The quality of the restoration works and the pristine condition of the property are particularly outstanding. Good taste, as it was known in the 18th century, rules throughout. The choice of furniture and the architecture mutually enhance one another and exude a warm, peaceful atmosphere.
This residence radiates a powerful attraction and will both impress and appeal to would-be buyers.
