Near to a fast main road providing access to Angers in 40 minutes (TGV train station and airport). 20 minutes from Saumur and 5 minutes from a small character-filled town with all shops and amenities. Near to a small outstanding tourist village.


A narrow country lane leads to the property’s tall entrance gates which open into a vast courtyard. On one side stands a large building comprising a first house, outbuildings and a covered courtyard, with an orangery and the caretaker’s cottage in the background. The main dwelling and its large terrace are on the other side. The lawned garden, in front of the gates, extends to the end of the courtyard and is crossed by an alleyway leading to the hunting grounds.

The dwelling

This large, rectangular, south-east/north-west facing building spans a ground and a first floor. Built of dressed stone, it has a slate gable roof. The entire north-west facade is bordered by a wide terrace with a covered section sheltering a stone fireplace.

Ground floor
The wide entrance hall has individual, heated hanging areas with spaces for coats and for boots. It opens on one side into a fully fitted gun room and, on the other into a hall area that leads to a toilet, a machine room, a linen room and the bar which includes the stairway leading up to the first floor. Adjoining the bar, one after another, are a reception room, used as a lounge and a dining room, a billiards’ room and a semi-professional kitchen. The lounge has a freestone fireplace. All these rooms have tiled floors and exposed ceiling beams.
First floor
The landing provides access to a corridor leading to six bedrooms, each with its own shower room and toilet. A seventh bedroom with a shower room and toilet can only be reached via a stone and wood stairway leading up from a small veranda on the dwelling’s main facade.

The outbuildings

The main outbuilding is one large construction divided into three sections.
Its accommodation section, spanning two levels, comprises an entrance hall that provides access to a bar area, a shower room with a toilet and a dining room with terracotta floor tiles, a stone fireplace and exposed ceiling beams. The dining room extends into a second entrance hall which provides access to a kitchen and a study. A stone stairway in the main entrance hall leads up to the first floor which comprises a lounge-dining room with a kitchen area, a shower room, a toilet and two bedrooms.
The second section includes two rooms topped with an attic, all used as storage space.
The third section comprises the garage, a cold room and a vast covered courtyard with stone pillars and an exposed roofing framework.
Behind this large building are the ruins of a dressed stone orangery, the vestiges of which comprise the facade with five semi-circular bays flanked with pilasters, as well as the caretaker’s cottage, with its tiled roof, awaiting restoration.

Features of the forest estate

60% of the grounds comprise woods with oak trees more than 30 years old, sweet chestnut trees more than 20 years old, miscellaneous coppice stand between 10 and 30 years old and some stunted deciduous trees. The remainder includes a lake, spanning approx. 1.5 ha and grasslands.
The property is enclosed, partially by high walls and partially by wood (acacia or sweet chestnut) or galvanised iron picket fencing installed 32 years ago.
A simple management plan was set to run from 2002 to 2016.
There are numerous, maintained, wide forest paths.
There are no rights of way and the grounds are tenant-free.

Features of the hunting grounds

One section of the enclosed grounds is kept for raising wild boar which is the main game available for hunting.
A 20-year hunting plan was drawn up in 2002.
There are numerous firing stations spread through the estate.

Our opinion

This property, besides being particularly well located, is a rare gem for more than one reason. It is a particularly well maintained forest estate, the buildings of which have been partially restored (first-rate materials as well as fixtures and fittings). The current management of the private hunting activity, which includes accommodation and all the annex services, provides considerable income which could be increased. Failing that, this comfortable estate will make an invigorating private residence.
