Location

Half-way between the Black Maine forests and the bocage countryside in the Champagne region, on land which gets its charm from the gently rolling countryside.
Le-Mans TGV train station with its 55-minute links to Paris-Montparnasse is less than 30 minutes away by car. The A81 motorway is some ten minutes away. Le-Mans aerodrome is 35 km away. A small town, with its market, its shops, its schools as well as its cultural and sports centres, is but a few kilometres away.

Description

The western regions being far from Spain and Italy, countries through which paper was introduced into France, they were slow to make use of this invention. Paper manufacturers only appeared in the French department of Maine in the 17th century. This mill which supplied a paper factory continued working until the middle of the 19th century. In its heyday, the estate encompassed housing for its workers which is no longer in existence.
It is currently concealed at the bottom of the valley, hidden behind lush vegetation where a wild river flows. This first category river was diverted to supply the millrace so that it lapped against the walls of the building. Behind the gates stands the north facade of the dwelling in its courtyard surrounded by buildings, the view stretching as far as the grasslands beyond the millrace and the river. On the south side, the residence opens on to a garden with cavities hewn out of the rock and used as cellars in the lower sections. On the west side are grasslands, bordered by hedges, extending into the distance. The stream and the millrace merge to form a wider stretch of water, before returning to the original river bed which winds through the countryside. At the end of the enclosed courtyard, adjoining a local stone outbuilding, a large farm shed houses equestrian facilities. Another building, a short distance away, adjoins a neighbouring property.

The dwelling, a former mill

This L-shaped dwelling, spanning three levels, is built on the hillside. There is a separate entrance on each floor on a level with the lane. It has a slate roof.


Ground floor
The floor on this level is covered with old terracotta tiles. Partially exposed beam system. Impressive mill stairway. A fireplace. A wood-burning stove. Two stone sinks in the kitchen.
First floor
Parquet flooring and terracotta floor tiles.
Second floor
This floor is on a level with the lane. It would be possible to have an independent access via this side of the house.
Attic
Partially exposed beam system. Old, 10x10 terracotta floor tiles and sprung parquet flooring.

The outbuildings


Boat garage
This rectangular building spans two levels. It has a slate roof and a concrete floor. A wooden stairway leads upstairs. Wooden flooring with a superb exposed beam system.
Outbuilding
Adjoining the dwelling and having outside accesses, these could be made independent.
Open barn
With a concrete floor, it houses 3 horse loose boxes and a shower for horses.

The millrace

The result of diverting the river, it gives the property an aura of an island amidst grasslands. The millrace is still of good use to the mill as it protects it from flooding in the event the river overflows its banks.

Our opinion

The water flowing through the countryside and irrigating this site is delightful and the old mill encourages its residents to live in tune with nature, whether that means fishing or sitting beside a roaring fire. Horse riders will immediately be won over by the surrounding grasslands, the farm shed with its facilities as well as the possibility of training in an arena. The new owners will be able to move in straightaway without having to carry out any works to add modern-day home comforts, although a few improvement works might be needed. It is a property with extensive conversion potential, depending on requirements, and would lend itself perfectly to a bed & breakfast activity.
