A traditional, 1848 Bastide house in 40 ha with a guest house, outbuildings and a chapel
as well as a view over the sea and the Iles d’Or 30 minutes from Hyères

Location

35 minutes from Toulon-Hyères airport, the sea and a TGV train station, 15 minutes from the motorway and 10 minutes from a village with local shops. In a peaceful, unspoilt setting with a distant view of the sea and the islands of Port-Cros, Porguerolles and Levant.

Description

A narrow road, passing through fig orchards and woods, leads to the property’s entrance gates. The driveway, bordered on one side by lavender bushes, leads to the traditional Bastide house which was built in 1848. It stands proudly looking down on a large lawn and an old ornamental pool, stretching out longwise in the shade of a magnificent cedar tree. The nearby terraces have an unobstructed view over the Mediterranean Sea. The main building, backing on to a wooded hillside, is surrounded by a chapel awaiting renovation and miscellaneous outbuildings, including a studio flat, a caretaker’s cottage and a 250 m² garage. Also with a superb view of the islands, a vast guest house, fully renovated in a Norwegian style, stands 100 m from the Bastide. The magnificent view from the swimming pool and its pool-house, built out of sight of onlookers, takes in the natural surroundings with the sea in the distance; there are no buildings in sight. The 40 ha of land are predominantly wooded, apart from the parklands surrounding the main buildings, a helicopter could land in front of the house. Paths have been created in the wooded section so that it is possible to access vantage points with magnificent views looking down on the surrounding hills.

The traditional Bastide house

This Bastide was built facing south-east on a wooded hillside. With four windows on the upper floors and an arched door on the ground floor, the first two levels of its facade feature exposed stone, whilst the second floor has yellow ochre rendering. The top floor terrace, bordered by balusters, provides a superb view, dominated by the sea. Slightly set back on the north side is an adjoining, 2-storey building with three openings on the ground floor and two bull’s eye windows on the first floor. A small square dovecote stands in the corner formed by the two buildings. Its upper openings are framed with yellow and green glazed tiles. Another building, with three semi-circular arched French windows, has been added to the south side.


Ground floor
The main entrance doorway with its old door is set in the south-east facade. It opens into a vestibule, the floor tiles of which have inlaid decoration. The main marble stairway is at the end of this hallway. The south side comprises two L-shaped lounges, each with a fireplace. Both rooms have exposed beams and joists forming French ceilings. The floors have old terracotta tiles or parquet flooring and the French windows open directly on to the terrace. On the other side of the hall is a study, under which a cellar has been hewn, and a toilet. A library acts as a link between the lounges and the dining room with exposed beams and terracotta floor tiles. It adjoins a large, semi-professional kitchen that, in turn, opens on to a terrace at the back of the house.
First floor
This floor includes 2 bedroom and a shower room, with a seaview through bull’s eye windows, in the wing above the dining room. They are reached via a spiral stairway. The main stairway leads up to a half-floor, with a toilet, and then up to the first floor landing. This provides access to four bedrooms, two of which have a shower room with a toilet and one has a bathroom with a bath, a shower and a toilet. An attic could be converted into two more bedrooms. There is parquet flooring throughout.
Second floor
This level is completely taken up by a master suite, with parquet flooring, which opens on to the large terrace with a view of the islands. It has its own bathroom with a bath, a shower and a separate toilet. This bedroom has 7 east, south and west-facing openings.
Outbuilding
- The pool-house, spanning approx. 55 m², stands 50 m away from the house near the freeform swimming pool. It comprises an 11 m² bedroom, a shower with a toilet and a 34 m² room featuring exposed beams, separated from its kitchen area by a stone wall. A pergola with a dominant view over the natural surroundings and the islands makes it possible to relax in the shade near to the pool.
- A 2-roomed flat spanning approx. 54 m² with an upstairs comprises a 27 m² living room, a 20 m² bedroom and a shower room.
- a laundry room/workshop, spanning approx. 50 m², closed by a glazed, conservatory-style wall.
- A semi-underground garage, spanning approx. 258 m², on the garden level.
- A stone building, spanning approx. 12 m², houses the pumping system.
- A stone ice cave awaits reconstruction.
- A small wooden stable.
The property also has two ornamental pools containing fish, the smaller one takes the form of a pond and the bigger one, near to the traditional Bastide house, measures 32 m in length by 5 and 9 m in width.

The chapel

The chapel, spanning approx. 108 m², with a sacristy, could be converted into a flat with a living room, a kitchen, an entrance hall and 2 bedrooms.

The sheepfold guest house

This former stone sheepfold, extended and converted into a guest house, spans approx. 130 m² all on a level. It comprises a kitchen, a large living room with a double bed that folds back up into the wall, a wooden bath tub and a shower room, a bedroom with a folding partition wall making it possible to divide it into two rooms, and a shower room. All the cupboards and decorative features were made-to-measure from birch wood in order to evoke a ship’s cabin. The ceiling goes up to a height of 4.85 m. The facade is surrounded by panels formed of thin, spaced out strips of wood.

The caretaker’s cottage

The caretaker’s cottage, spanning approx. 85 m², comprises a living room with a fireplace and a kitchen on the ground floor. Upstairs are two bedrooms and a bathroom with a toilet, as well as another bedroom with its own shower room. The roof includes a dovecote with openings, enhanced by green glazed tiles. The upper level communicates with the laundry room/workshop.

Our opinion

Although perfection is not part of this world, this residence in pristine condition is not far from it and can reasonably be classified as a rare gem. Barely 30 minutes from the sea, it is as welcoming as it is aesthetic and functional: it would be difficult to find fault with this remarkably complete, nuisance-free estate, set out of sight of onlookers. Its many outbuildings make it possible to receive numerous friends with no loss of privacy. Its view over the islands is stunning, its swimming pool is quite a belvedere and its large forest means that it is possible to take walks in the cool shade despite the summer heat. Its nooks and crannies provide space for everyone such that it would be possible to develop a hotel and catering project, especially as part of the property is in an area given over to tourists and leisure activities. A farming activity could also be envisaged as more land could be purchased nearby. And for hunters seeking additional grounds, an adjoining 160 ha wooded property is also available for purchase.
