the town centre of Mandelieu, 5 minutes from Cannes

Location

Extending the town of Cannes along the coast, Mandelieu has a private airport and six different ports. It is also near to Nice airport as it is not necessary to cross the town and takes but 15 minutes via the motorway. This property is slightly set back from the town centre, in the pleasant Capitou district which stretches along the bottom of the neighbouring hills; a location that provides an unobstructed view not only of Cannes Bay but also of the Grasse hinterland and the Estérel mountain range.

Description

Set on the side of a little-used road and perched on a plot of steeply terraced land, the clear silhouette of this villa stands out from its surroundings, bearing witness to all the features of an Art Deco style. One section of the building on the main facade of the house protrudes like the figurehead on a cruise liner. Its large, rectangular layout includes several terraces, tall arched windows and pear-shaped balustrades, typical of its construction period. The diversity of both the interior and exterior areas results in lavish but homogeneous premises. Although in a very good state of repair, the house is predominantly in its original condition and could do with some repair works, especially outside.

The villa

Built in the 1920s for an opera singer, very famous at the time, this villa includes some twelve rooms spread over three floors.


Ground floor
This entire floor is independent from the rest of the house. It is reached via a secondary entrance off the street and was probably used for rehearsing. Apparently, small shows were also held here given the little stage with its balustrade which is in the main room. This level comprises a bedroom, a large kitchen and a bathroom. It is extended by a large terrace, all on a level, complete with its well.
First floor
This floor reveals all the villa’s refinement. The main entrance opens on to a tiled corridor which provides access on either side to two reception lounges. The first, on the right-hand side, follows the curve of the projection. The other, rectangular lounge features a white marble fireplace and a south-facing French window opening on to the large balcony-terrace. These rooms have high ceilings and are filled with copious amounts of light courtesy of large, arched windows. The floor tiles are laid in a chessboard pattern or are cement tiles. At the back, the kitchen opens on the east side on to a large, adjoining terrace. A long corridor, on the west side, leads to three bedrooms and their respective bathrooms. The unobstructed landscape, as seen from the main facade, bestows a feeling of space as, beyond the town rooftops, it is possible to glimpse the seaside and the Lérins Isles. However, wooded hinterland extends, with the Estérel mountain range in the distance, on the sides. At the rear of the building, the bedrooms and the shower room look out over the garden, whose wooded terracing creates a most relaxing, nuisance-free, verdant area.
Second floor
A solid oak wood stairway goes up to the second floor used predominantly by the owners. This level comprises a lounge that extends a semi-circular, panoramic terrace, featuring several columns that support the overhanging roof. There are also a bedroom with a private bathroom, a study and a padded projection room. Behind this last room is a small, unconverted attic which is but awaiting to be transformed into a south-facing terrace.
Garage
A double, lock-up garage stands at the entrance to the villa, on the east side, under the terrace adjoining the kitchen. Its ceiling features an opening which could take a stairway or a small lift in order to link this area with the terrace and to provide direct access to the main floor.
The garden
This villa is built on a fairly steep slope, laid out in terracing separated by robust, low stone walls. Connected by steps, said terracing is thickly planted with fruit and eucalyptus trees as well as local plants. The various levels of the terracing are wide enough to provide a great diversity of ambiances, either in the form of plants or in that of suntrap and shady terraces.

Our opinion

Art Deco style constructions all have one thing in common, which is that they always appear to be in their place whatever the latitude and the surroundings that have seen them prosper. This villa is a prime example and proves the rule courtesy of its way of emerging from the hillside, protruding from the terraced garden like a liner cutting through the waves. Leaving aside the facades which have been somewhat neglected but which could easily be given back their splendour of yesteryear by a few light restoration works, its unspoilt refinement and soberness still have a powerful effect. Ideally located, away from the hustle and bustle despite being but a stone’s throw from the town centre, this property is one of those that bring all kinds of projects to mind, especially as it would give its new owners free rein as regards conversion possibilities.
