Just one kilometre from one of France’s most beautiful classified villages, in the Risle Valley. Less than 150 km from Paris.
Deauville and the coast can be reached in an hour. Bernay train station, with links to the French capital, is 20 km away.

Description

This property is a 15-minute walk from the village, a journey which can be made via a hiking trail. The country road passing in front of the gates is little used such that peace and quiet reign in this secluded neighbourhood. Once through the porch way, the traditional farmhouse, set at right angles to the 18th century dwelling, extended over the years, conceals delightful parklands, attractively planted with fruit trees and seasonal flowering plants. In one area are a swimming pool and its pool-house, converted into a closed summer kitchen. There is a woodshed at the back of this building.
The property has access to the wooded area, surrounding it on one side, as well as to a hiking trail.
The land is divided into two sections: 6,000 m² of building land around the property and, then, on the edge of the forest, on the other side of the hiking trail, 2,000 m² of grasslands where sheep graze peacefully. Behind the main dwelling are an attractive vegetable garden and its garden shed, near to a second entrance with wooden gates.

The main dwelling

The architecture of this residence is typical of Norman housing, with its stone and flint lower sections topped with half-timbering. Although it does not show from the outside, this house has two quite distinctive sections, one being recent and the other dating from the 18th century as is demonstrated by the rooms which are much bigger in the modern side.
The house has numerous small-paned openings that let in copious amounts of light.
The slate gable roof, featuring Jacobin-style roof dormers, has a “Jay tail” section at the end of the building.


Ground floor
The house is entered via the old section through a vast room containing a cloakroom, a linen room and a toilet. The dining room, at the front, is followed by the kitchen. The recent section is on the left-hand side with its large lounge and its fireplace. At the rear are a garage and a back kitchen.
First floor
A stairway leads upstairs from the dining room. A landing, also used as a study area, provides access to 4 bedrooms, each of which has a bath or shower room and a toilet.

The outbuildings

The outbuildings are built in the same Norman style as the house. Standing near to the swimming pool, they comprise a pool-house with a kitchen, a workshop, a machine room and a cellar.

Our opinion

This house, with its wooded, flower-filled grounds, its swimming pool for relaxing and its vegetable garden for producing home-grown vegetables, all steeped in unfailing silence, has all the advantages of a country residence. The spacious bedrooms have their own bath or shower rooms and all the living areas meet the requirements of modern-day life.
A perfect place for relaxing of a weekend in the area around Brionne, with its many sporting activites including a 25 km long cycle path, horse riding and water sports, such as canoeing and fishing, along 20 km of the banks of the Risle, as well as touring the markets for local produce.
