Location

Paris is some 100 km away, Rouen is 49 km away, Beauvais and its low-cost airport with flights to numerous destinations is 30 km away. Paris is 2 hours away by train; a station 500 m away makes it possible to get to the French capital via Gisors, 20 km away.
Forges-les-Eaux, its thalassotherapy centre and its hypermarket are 20 km away. All local shops and a cinema are less than 100 m away. There are two weekly markets in the town.
The lush verdant countryside is that of the Pays-de-Bray, a region crisscrossed with hiking trails and pathways converted for walkers, horse-riders and cyclists.

Description

The parklands surrounding the property are reached from the road leading to Gournay. An alleyway leads to this Anglo-Norman residence, which stands in a slightly elevated position, and then to the garages built at the back as well as to a small dwelling. The 4,000 m² of grounds are wooded and planted in one section with fruit trees including apple, pear and hazelnut trees as well as raspberry and gooseberry canes. A cement lion standing on its base jealously watches a statue of Antinous sheltering under a gazebo, also made of cement with its roof supported on six pillars.

The Anglo-Norman residence

The walls and lower sections are made of local stone; the toothed quoins feature brick as does the framing around the small paned windows. A bow window is topped with a balcony, adorned with wooden railings.
The porch way, reached by five straight steps, is protected by a tile-covered awning. It provides access to the main entrance. The gable roof, extended by a “Jay tail” section on the facade, is also covered with tiles and features Jacobin-style roof dormers. The rear facade has a canopy over the steps leading to the kitchen.


Ground floor
The main entrance hall provides access to the kitchen, which has a fireplace featuring a brick mantelpiece and a door leading to the garden. It also leads to a lounge-dining room, adorned with a fireplace featuring a marble mantelpiece, a ladies’ sitting room and a toilet installed under the right-turning, wooden stairway. The kitchen is separated from the lounge via double doors featuring small glass panes. The floors are covered with old and recent tiles or parquet flooring.

First floor
A vast landing room provides access to three bedrooms, each with its own fireplace, a dressing room and two bathrooms. The floors are covered with herringbone pattern, oak wood parquet floor.
Second floor
A small landing opens into a vast, fully panelled room under rafters (old attic) which could easily be converted to provide additional accommodation.

The garages

Located behind the residence, the garages are reached via a gravel alleyway. They adjoin the small dwelling.

The small dwelling

This small dwelling comprises a bedroom, a living room, a kitchen and a shower room. It spans a total floor surface area of approx. 25 m².

Our opinion

This property has all the assets of a townhouse virtually standing in the middle of the countryside. The neighbouring market town, with some 6,400 inhabitants, makes the daily way of life extremely simple as it has all essential amenities and even a large municipal swimming pool. This residence is, therefore, ideal for those seeking to live in a countrified setting without being isolated and having to give up the advantages of the town.
