Location

Agen and its TGV train station are less than an hour away; Toulouse and its international airport are about 1¼ hours away. The A20 motorway is but 30 minutes away. In the south of the French department of Lot, near to Cahors. A region where gently undulating countryside, with wooded hillsides, contrasts with dryer areas where it is possible to glimpse white limestone, symbolic of this part of the Quercy region. There where numerous rivers and streams have gouged fertile valleys in which cereal crops, fruit and vines are grown. A region with an amazing architectural heritage made up of medieval fortified towns, hilltop villages, castles, Romanesque churches, Gallo-Roman vestiges as well as windmills and including the Valentré bridge classified as a World Heritage site by Unesco, the medieval villages of Montpezat-du-Quercy, Lauzerte, the keeps of Montcuq and Luzech as well as Mercuès castle.

Description

In the heart of the historic sector of a large, peaceful medieval village. This stopover along St James’ Way is full of renowned historic heritage, where it is pleasant to take a stroll in the sometimes steep or narrow streets, lined with old houses and their preserved medieval facades. There are numerous shops and amenities to be found here, but it is the Sunday market, classified amongst the best in France, and the numerous cultural events organised all through the year that are most appreciated.
Ideally situated in a peaceful setting, this property is just a stone’s throw from all amenities and the tourist sites that it overlooks. It comprises a 13th and 14th century house which was redesigned in the 15th and then the 18th century as well as a second house, constructed at a later date. Both span three stories and are topped with Roman tile roofs. A single-storey annex building, laid out all on one level, has also recently been made habitable. The property is completed by an old, partially open barn which provides a shaded area that extends the dimensions of a spacious, pleasantly landscaped, inner courtyard. A total of three entrances mean that each building could be used independently of one another if so desired.

The 13th century residence

The inside is reached via the main gateway on the south side. The facade features an outstanding succession of triangular bevelled arches which indicates that a gallery once existed. Above, the overhanging eaves are supported by a truss beam set on corbels. The carefully restored interior, meeting all modern-day needs as regards home comforts, is laid out in a resolutely refined style, cleverly combining the old with the new. It enhances the quality of the materials used and the scrupulously preserved period features such as a spiral stairway with monolithic steps, the original flooring, exposed ceiling beams, a Renaissance-style monumental fireplace with engaged piers and a sculpted coat-of-arms, stone sinks, a superb carved Renaissance-style door frame and wall recesses. The total living space is a little over 160 m². The main rooms include a large reception lounge, a lounge-dining room, a kitchen and two bedrooms with their own shower rooms.


Ground floor
This floor is taken up by a reception lounge, spanning approx. 35 m², illuminated via the superb arcades on the south facade. The elegance of the spiral stairway that goes upstairs and that of the framing around the door set in front are perfectly enhanced by a dedicated light. A corner study, a cloakroom and a toilet complete this level which, given its assets, could easily be used for other purposes such as an exhibition room, offices or consultation rooms.
First floor
The first floor comprises a lounge-dining room, spanning approx. 38 m², as well as a kitchen, spanning approx. 15 m². Pride of place in the main room is taken by an outstanding Renaissance-style monumental fireplace, with its engaged piers and sculpted coat-of-arms. The wooden flooring dates from the initial construction period. The south-facing large windows let in copious amounts of light. The kitchen, opening directly into the lounge-dining room, has been well designed and thought out so as to be both convivial and functional.
Second floor
This level includes two bedrooms and their private shower rooms. The first, spanning approx. 32 m² without the shower room, faces south. The floor is covered with a thick, light-coloured carpet and the exposed beams are painted white. Cupboards and a cloakroom are cleverly concealed. The bathroom, laid out on a platform, and the toilet are set behind a tall partition which also acts as a bedhead. The second bedroom, spanning approx. 18 m² with the shower room, has a superb view out over the surroundings. Three steps separate the sleeping area from that of the shower room which is on a slightly higher level.

The second house

The ground floor of this 3-storey house, with its Roman tile roof, has an independent entrance which opens into a large room in use as a laundry, storage and boiler room (approx. 33 m²). It also includes a workshop and a cellar. A wooden, half-turning, halfpace stairway provides access to the upstairs. The inside can also be reached through the courtyard via a few steps, making it possible to reach a bedroom with its own bathroom and separate toilet (spanning a total of approx. 29 m²) on one side and a terrace laid out in front of a living room (spanning approx. 35 m²) on the other. Both rooms are on the first floor given the difference in level with the street. The third level comprises a dressing-room, followed by a shower room which includes a “Tylö” hammam-shower cubicle, as well as an east-facing bedroom, with an unobstructed view. This house spans a total living space of approx. 150 m². Comfortable and refined, it features the same decorative style as the first residence.

The annex building

This building, extending the old barn, can be reached via the inner courtyard. Three steps provide access to the slightly raised porch which forms a little terrace. Recently made habitable, this annex building spans a little more than 26 m² of living space. It is extremely bright courtesy of a row of straight windows, resembling the atrium windows of an artist’s studio. The floor in the bedroom is covered with grey-tinted oak wood flooring, whilst that in the bath and shower room is laid with cement tiles. Refined and cosy, it provides wonderfully independent accommodation.

Our opinion

The restoration of this residence is a real success not only on the decorative front but also as regards home comforts and layout. The quality of the cleverly highlighted period features is surprising and helps to make the property refined and undoubtedly unusual. The buildings, separated from one another by the delightful inner courtyard, will appeal to those who wish to entertain or live with family and friends whilst maintaining their own independence. The atmosphere is peaceful and reassuring, just like a haven; qualities that are sought after for developing certain activities, notably those involving accommodation, especially as the village is a tourist site not to be missed and also as there are extension possibilities.
