A traditional Bastide house, nestling in unspoilt and protected countryside, near to a medieval village in the midst of vineyards in the French department of Var. This property is reached off of a little tourist route. The entrance provides access to a dirt track, bordered by stone terracing, going up through the grounds. This house, standing at the top, dominates the forest and the wooded hills of the Maures mountain range. The beaches are some 30 minutes away, either in Sainte-Maxime or in Saint-Raphaël. Les-Arcs-Draguignan TGV train station is 9 km away as is a slip road on to the A8 motorway (Saint-Tropez-Le-Muy). Nice-Côte-d'Azur international airport can be reached in about 50 minutes.


This traditional, rural Bastide house, which most probably dates from the 19th century, has been completely rebuilt; all that was left were the ruins of the walls. Peasant farmers originally cultivated fragrant flowers here to supply the perfume trade in Seillans and Grasse. This Bastide, now exuding a local ambience, has a terrace where two enormous, one-hundred year old plane trees provide shade during the summer months. They were uprooted and brought from an avenue in Nice where they had been condemned to being felled. This two-storey Bastide has a roof covered with old Roman tiles, supported on a triple overhanging cornice. The facade features arched openings, including four French windows on the ground floor. Each opening has wooden shutters painted blue-green. The walnut wood entrance door, with carved wood jambs, is very old. Its dressed stone framing comprises a dentil course cornice. A wrought iron balcony, upstairs, gives the building a somewhat middle-class air. A guest house, on a lower level on the east side of the terrace, is laid out in an authentic stone vine-grower’s cabin, surrounded by a terracotta terrace below an arbour. Below, a field with dry stone wall terracing slopes down to a private lake. A deep, narrow valley crosses the property, forming a picturesque trail, with a monumental waterfall and holes filled with blue or green water.

The traditional Bastide house

The restoration works carried out on this old, traditional Bastide house, spanning two levels, are almost completed. Skilled craftsmen (Compagnons du Devoir) have achieved outstanding results. The ground floor comprises an entrance hall with a monumental stairway, a dining room, a kitchen with 2 back kitchens, and a laundry room. On the other side of the entrance hall is a large lounge, with a stone fireplace. An adjoining room, with no windows, could be included in this living space. The upstairs includes three large bedrooms, each with its own bathroom, a linen room and a dressing room.

Ground floor
The entrance hall is enhanced by large Burgundy stone floor tiles, bearing the patina of time. Once through the venerable walnut wood front door, the eye is immediately caught by the horseshoe-shaped, Tavel stone stairway. The handrail going upstairs forms circumvolutions sculpted in the marble. On the east side of the entrance hall, a dining room, with two French windows opening on to a shady terrace, adjoins the kitchen. The walls in this room feature trompe-l'œil, which represent wood moulding and other decors in ivory and grey hues. The ceilings have moulded cornices, with concealed lighting, which enhances the room of an evening. The floors, as in the rest of the house, are covered with large, Burgundy stone tiles. The separate kitchen also has a 50 m², east-facing terrace, covered with an arbour and fragrant wisteria. Adjoining are a pantry, a back kitchen and a laundry room. On the west side of the entrance hall is a door leading to a large lounge, the walls of which await painting. It features a stone fireplace, now housing a wood-burning stove. Behind, on the north side, a large “blind” room is but waiting to have windows fitted in order to extend this reception area or to create a ground floor bedroom.
First floor
A stairway, hewn in marble with ivory-coloured stone steps, leads upstairs. The high central ceiling is decorated with a Baroque style fresco representing young people taking a dip with cherubs playing by their side. The stairway, with its marble handrail, ends with a pediment featuring a raised motif in the form of a coat-of-arms. A wrought iron balustrade is on order. The three bedrooms are far from similar. The main, south-facing bedroom has a bathroom, with a bath, a shower and a toilet, as well as a dressing room. Each of the other two bedrooms (on the north and south sides) has a shower room. The three marbles are differents: Carrara, Sarrancolin Opera or Red Languedoc marble. A linen room has also been installed on this level.

The guest house

A stone cabin has been laid out as a guest room (or as a caretakers’ cottage). This dwelling, spanning approx. 27 m², comprises a living room, with exposed stone walls, a kitchen area and a wood-burning stove, as well as a bedroom on a mezzanine. A terracotta terrace, with an arbour covered in climbing wisteria, communicates with a garden planted with quince, fig, olive and other fruit trees. Steps provide an independent entrance.

The grounds with woods, a private lake and a waterfall

Below the Bastide, a little river runs through a steep-sided valley, where the water makes its way through the limestone soil. A waterfall, some 10 m high, on a level with the house, feeds a natural pool which overflows into other cavities one after another. There is also a small artificial lake below which does not dry up even in the hottest of summers. A rare, protected wildlife, including ducks, has also made these grounds its home. All the stone walls supporting the terracing have been robustly restored, making it possible to possibly plant fruit or olive trees. A few walls higher up are still waiting to be renovated. The wooded land behind the house at the top of the hill is flat, with some small areas of terracing, and could potentially be used for accommodating horses. Two garden sheds are extremely useful for storing tools and equipment.

Our opinion

This property, in natural surroundings, has had new life breathed into it through the good, age-old trade practices of skilled craftsmen (Compagnons du Devoir). The interior decoration, with its marble, dressed stone and trompe-l'œil, is far more sophisticated than the house’s rustic exterior. Large Burgundy stone floor tiles and the walnut wood entrance door are but two of the numerous decorative features. The inside is almost completed. The large lounge and its secret room are in the finishing stages, and the facade is but waiting for a colour to give it warmth. New owners will be able to add their own personal touches in order to complete the metamorphosis of a residence, whose originality lies in contrasts, and which also includes a delightful cabin for guests. Countryside worthy of dreams, with a crystal clear river, a waterfall and a small lake, is immediately to hand.
