Location

In the undulating, peaceful countryside of the Entre-Deux-Mers region, 5 minutes from a town with all amenities, about twenty minutes from a slip road for a motorway going to Bordeaux, with its TGV train links taking some 2 hours to reach Paris. The international airport is an hour away by car.

Description

The discreet lane leading to the property goes around the outbuildings, bordered by poplar trees. It leads to a courtyard, formed by the U-shaped stone, 2-storey building, with its robust appearance and its preserved walls. The wing on the left-hand side comprises the cowshed, that on the right includes the outbuildings, the house itself is straight on. The roofs, covered with Roman tiles, are watertight. The chimney stacks are in a good state of repair. The well, still featuring its winch, is somewhat damaged but its metal winch support is elegant. The ends of the tie-beams on the facades feature two hearts, joined at the points.
This property awaits full renovation works throughout.

The house

On the left-hand side of the vestibule is a living room, with a large window and a fireplace, a linen room, bathroom and toilet facilities as well as a west-facing bedroom. The rudimentary home comforts in no way penalise the original building. Gironde stone tiles cover the floors.
One room communicates with the cowshed and the accommodation used by the tenant farmers. The latter comprises a living room and a bedroom on the south side, reached via a small wooden stairway.
The main vestibule leads, straight on, to a rustic, solid stone stairway which, as it goes up, reveals old splayed doorways from a much earlier time than that probably indicated by the current exterior of the building. Other traces of a more distant past include the very impressive flagstones and the arched windows on the west side. Shutters are missing from almost all the openings on this level. The original flooring is in a mediocre state of repair.
The large rooms, under the superb beams of the roofing framework, were lastly used as granaries and for drying tobacco.


Outbuilding
The right-hand wing comprises the pigsties, the rabbit hutches and the cowshed for the bull. They are topped with roof tiles and built of stone like the rest of the buildings. They are still in their original condition.
The old workshop, in the main building of the house, is set between the house and the outbuildings. Vestiges of old walls are to be seen on the right and left-hand sides. The loopholes in the back wall provide a defensive sight, stretching a distance of 6 km, with nothing blocking the view.

Farmhouse building
The left-hand wing comprises a large cowshed, still with its mangers in position, its small windows and above, the place where fodder was stored. A door at the end provides direct access to the main residence.
Open barn
Behind the cowshed stands a large, free-standing farm shed, from a more recent era. It is constructed from concrete beams and aluminium cladding with a concrete screed. Open on the south side, it is used for storing farming equipment.
Appellation
Almost 6 ha are planted as follows:
52.88% Merlot,
36.90% Cabernet-Sauvignon,
10.22% Cabernet-Franc.
All 16 hectares are classified with AOC appellation and can, therefore, be used for their original vocation once again.

Our opinion

This vast estate, dominating the surrounding countryside, deserves to have new life breathed into it. The buildings abound in features, demonstrating its long past. 6 ha are still planted with vines. The other 10 hectares also have prestigious AOC classification. New owners could use this land once again for its initial vocation or make it a base for other projects: perhaps simply creating vast parklands or starting an activity linked to horses. This property is in need of major works. Once said works are completed, the odds are that this sleeping beauty will not disappoint.
