Location

This old house is in the French department of Charente-Maritime, just a few hundred metres from the town centre of Saintes. Set between the river Charente and the old outbuildings and troglodyte quarries, it and its hectare of land could be a town or a country residence. Paris and Bordeaux are within easy reach via the A10 motorway.

Description

This residence stands on the left bank of the Charente, facing the river and backing on to an enclosed plot of wooded land, spanning a hectare. This property is reached from a one-way street via several entrances set in its perimeter wall. The east facade of the residence faces the river Charente whilst, the west facade looks out over the land and an old building, of which only the walls remain. The latter form an interior courtyard with the residence. On the left-hand side of the property is the entrance to the old troglodyte quarries and, on the right-hand side, the wooded land surrounded by stone walls.

The 17th century house

This residence originally belonged to the chaplaincy of Saintes hospital. It then passed from owner to owner, all preserving the original architecture linked to this property dubbed “Le Logis des Quatre-Portes” (the house with four doors). The openings are identically laid out on the east and west facades, four doors or windows on the ground floor, each topped with a square opening, crowned with a pediment, alternately triangular and segmental. This alternating of pediments is exactly the same as that on the royal rope-making factory in Rochefort, dating from the same era. The inside of the residence comprises four through rooms. The ground surface area spans approx. 140 m². Restoration works are currently in hand. The quarry stone block walls as well as the framing around the windows and doors have been redone and lime-rendered in the old-fashioned way. The frontons have been perfectly re-dressed and restored. An upstairs, illuminated by eight square openings, is planned to give a total of approx. 270 m² of living space.


Outbuilding
The old troglodyte quarries, spanning a total surface area of approx. 500 m², were still used up until quite recently as a candle-making factory. The old oven is still in existence. The quarries face the river with their wide openings and could be envisaged as additional living space or outbuildings.
The old house, spanning a floor surface area of approx. 200 m² and facing the residence, could be rebuilt.

The parklands
The property’s parklands, laid out over a surface area of about a hectare, are completely enclosed. The lower section includes the residence, the house, the quarries and the restored perimeter wall. One section of this land is classed as building land. In the upper section, above the quarries and easily reached, a wooded, enclosed area protects the property from any nuisances. These parklands also include two wells and a bore-hole.

Our opinion

Here, the taste for restoration is respecting history as well as heritage, the works in progress using but original materials. Nevertheless, everything is still possible, notably as regards the inside. New owners can give free rein to their imaginations for any project concerning the vast troglodyte caves, the annex house and the parklands, just a stone’s throw from the river Charente and the monuments of the town of Saintes, several thousands of years old.
