close to the historic centre and overlooking the quays of the Garonne
Location
Situated between the Mediterranean Sea and the Atlantic Ocean, Toulouse is the capital of Occitania and boasts a rich cultural and historic heritage, from the Capitole (city hall) to churches included on the UNESCO World Heritage List, not forgetting the Canal du Midi and the tree-lined banks of the River Garonne. The " Pink City ", which owes its nickname to the colour of the terracotta brick used for many of its buildings, is renowned for its gentle way of life and rich cultural scene. With its 100,000 students plus a host of businesses, shops and services, the capital of the Languedoc region is also extremely active, as evidenced by the fact that it is regularly voted France's most dynamic municipality. The flat is located in this delightful setting, just a stone's throw from the Carmes district and the historic centre.
Description
Three stone steps lead up to the building's double entrance door with its carved wooden panels featuring decorative mouldings.
It opens onto a hallway defined by a composition of cement floor tiles, a prelude to the colourful stained glass windows that line the impressive walnut staircase leading to the upper levels.
The flat is located on the second floor. The main wooden double door features geometric motifs and illustrates the care taken in maintaining old elements of interest and quality, in both the shared areas and the dwelling. The entrance hall directly serves the sitting room, the dining room adjoining the kitchen with its own larder, and a room that has been converted into a study and could also serve as a bedroom. This comfortable home also includes two bedrooms, two shower rooms, a utility room and three closets.
Two long balconies, one of which runs directly alongside the Garonne, provide uninterrupted views of the surroundings. Finally, a garage down below the back of the building provides parking for residents’ vehicles.
The flat
As soon as you step into the entrance hall, the soft colours and details of the 18th-century mirrors with their wooden crossbars reflect the refinement of the abode.
On the left, accessed via wooden double doors, there are two generous rooms flooded with light from four tall and wide windows, one of which is a French window. The first room, which is currently a vast office, features a black marble fireplace. It is extended by a spacious sitting room with views over the Garonne and the Pont-Neuf.
The dining room on the right, with its marble fireplace and windows featuring elegant metal latticework, offers a view of the facade of the Dalbade church. It provides access to a large kitchen with larder and an outdoor passageway.
From the sitting room, a long corridor leads to the bedrooms. The first bedroom has en-suite facilities with a shower and a study area. The second, asymmetrical bedroom features two large windows which let the morning sun pour in and a comfortable bathroom with an old engraved glass door. Along the corridor and in the various rooms, there are several wardrobes and cupboards, as well as a laundry room. The high ceilings, herringbone parquet flooring, pastel-coloured walls and restored double-glazed windows lend the property authenticity, softness and light.
The garage below allows you to use your car as an alternative to the many means of transport available around the building.
Our opinion
An emblematic building of the "Pink City", ideally located in the heart of Toulouse on the banks of the river. A place that provides quick access, on foot or by bike, to the historic centre, schools, museums, shops and restaurants, as well as to the Carmes administrative district. Shared areas that are beautifully maintained, such as the elegant staircase serving the two floors of the commonhold. A spacious flat combining generous volumes and fine materials. Quality fixtures and fittings, spacious rooms alternating with more private areas, soft wall colours: everything contributes to the warm atmosphere of this property, a place of companionship and comfort ideal for those who like to live in the city and enjoy airy, quiet spaces. With its layout currently designed to accommodate a professional practice in addition to the family home, the space could easily be remodelled to increase the number of bedrooms.
