immersed in absolute silence, with six bedrooms and its verdant garden, in downtown Fontenay-aux-Roses
Location
Fontenay-aux-Roses, an epicentre for cultivating said flowers from the 17th to the 19th centuries, is today an extremely pleasant residential city, while the house, immersed in silence, is located a few minutes away on foot from the shops on the rue Boucicaut and the covered market, which opens its doors three mornings a week. In addition, in the 1920s this breath-taking manor house was owned by a noted figure of French aviation, André Salel, after whom one of the city's streets is named in his honour.
As for access to the capital, it is facilitated thanks to a stop on the T6 tramline, which provides service, in only a couple of minutes, to the Châtillon-Montrouge metro station (line 13 and soon line 15) or via the RER B, while Paris's Porte de Châtllon can be reached in 20 minutes by automobile. Furthermore, cyclists will appreciate the southern Paris greenway, which leads, on one side, to Paris via the Porte d'Orléans, and, on the other, to Sceaux followed by Massy. Lastly, the address enjoys a great school sector, specifically thanks to the well-renowned Marie-Curie upper secondary school in Sceaux.
Description
On the first floor, two bedrooms, one of which has a wardrobe and a shower room, overlook the garden and the surrounding area, whereas a a spacious bathroom – with a shower and a bathtub – a study and a separate lavatory can also be found on this level. As for the second floor, it contains four bedrooms – two on the garden side and two facing the street – as well as a bathroom, while the basement plays a utilitarian role with its laundry room, cellar and furnace room.
Sheltered from view, the garden was landscaped by a professional and is accessible via either a stone patio, surrounded by an original stone balustrade, or directly from the property’s entrance on the other side of the house, where a courtyard surrounded by vegetation, trees and shrubs, chosen for their contrasting foliage, can accommodate up to three or four vehicles. Finally, an outbuilding contains a studio flat with a small kitchen, a shower room and lavatory.
The Entrance Hall and Ground Floor
With its roof redone in 2017, the dwelling stands in the middle of the lot, sheltered from view thanks to a high wall topped with dense ivy and accessible via a large automatic gate. At the top of its original stone front steps, a glass and wrought-iron vestibule painted white and decorated with a floral motif, precedes the glazed front door, while, past the threshold, a jaw-dropping entrance hall, bathed in sunlight, communicates with the living areas and includes a staircase with solid oak steps, safeguarded by a wrought-iron bannister, around which a breath-taking carpet of original cement floor tiles spreads out for all to admire.
Directly opposite, the living room, featuring three sets of glass double doors opening southwards, is drenched in abundant sunlight, while a white marble Louis XV “Pompadour” fireplace with a scalloped mantelpiece and a central medallion – popular in the late 19th century – decorates one side of the living room.
Following on from here, a large dining room communicates directly with the adjacent kitchen and, thanks to its impressive features – solid oak mitred Herringbone hardwood floors, a floor-to-ceiling height of more than 2.8 metres and its southern-facing exposure, bathing the room in ample light – creates an extremely pleasant area for entertaining.
In addition, the kitchen of more than 10 m², also accessible from the entrance hall, is decorated in an understated palette of grey and white. Modern and cosy, it features two windows that face the front courtyard and a set of glass double doors that open to the west, as well as a central island with cupboards, a sink and a space large enough to eat light meals, while all the cast-iron radiators on this floor are original and decorated with a charming floral pattern.
The First Floor
A spacious and sunny landing, lined with built-in cupboards under the staircase, precedes the rooms on this level. With mitred Herringbone or straight-plank hardwood floors depending on the space – except for the shower rooms – the volumes to the south enjoy breath-taking views of the nearby gardens, while the main bedroom includes a white marble Louis XVI fireplace, topped by a chimneybreast with graceful lines.
Next door, a room is lined with floor-to-ceiling built-in cupboards, whereas a second bedroom also faces the garden and, lastly, a study was created towards the front of the house. At the end of the hallway, a large luxurious bathroom with an immense walk-in shower, bathtub, two individual washbasins and a tall window is decorated in a range of harmonious colours, whereas a separate lavatory is accessible from the landing. Lastly, like the ground floor, cast-iron, floral-patterned radiators can be found throughout this level, except for the bathroom, which features a heated towel rail.
The Second Floor
Accessible via the solid oak staircase, which is safeguarded by a white wooden handrail with turned wood spindles, this level's original details were preserved and highlighted over the course of a high-quality renovation: straight-plank hardwood floors, soaring ceilings and a brown marble fireplace in one of the bedrooms. Two bedrooms, facing south, enjoy an unobstructed view of the sky and a verdant panorama of the horizon, while two other bedrooms look out on to the street, but are sheltered from view given the only visible buildings are quite far from the dwelling itself.
In addition, the second floor also includes a shower room, bathed in light by a large window, the shower of which features a partition reminiscent of an atelier window as well as white tiles, placed in a chevron pattern, which elegantly reflect the light.
The Exterior and Outbuilding
The large property, with more than 500 m², is divided into several separate areas: in front of the house, a courtyard surrounded by landscaped flowerbeds, provides a buffer between the dwelling and the enclosure wall, as well as enough space to park several vehicles, whereas, on the right, an outbuilding of approximately 20 m² contains an independent studio flat with a living room, a kitchen area and a shower room with lavatory.
In addition, to the right of the dwelling, a wide passageway provides access to the front garden where a shed for storing gardening tools and equipment is located, while on the side of the house, a glass door provides direct access to the kitchen.
Lastly, behind the house, the garden itself was designed by a landscaper so that its different foliage and flowers would bloom successively throughout the year, whereas a large grassy stone patio, furnished with a table and chairs, provides access to the large upper patio via an original stone staircase, which extends the house’s interior living areas to the outside.
The Basement
The basement extends underneath the entire dwelling and features a laundry room with a sink, cupboards, a washing machine and a dryer. In addition, the level also includes two large rooms with pointed stone walls, which contain the furnace, replaced in 2022 – with a condensing gas version – and the hot water heater.
Our opinion
Sheltered from view and immersed in silence, this warm and pleasant family dwelling, hidden behind its tall walls and overlooking the neighbourhood, was tastefully renovated and is ready for its future occupants to move in right away. Reminiscent of a provincial manor house, only a stone's throw away from Paris, the elegance of its renovation combined with its history, exude an undeniable prestige, whereas the dwelling's different rooms have adopted the efficiency of modern amenities, all the while preserving their bygone cachet with their soaring floor-to-ceiling heights, original fireplaces and splendid hardwood floors.
With all these sought-out features, it is easy to imagine living in such a home and enjoying both its immense patio and garden, designed for breath-taking views all year long. Lastly, its outbuilding represents an additional asset thanks to the multiple possibilities it provides: accommodations for family, friends, a young au pair or a teen in search of independence, a separate studio for an artist or musician or an office for a professional activity.
