which could be divided into smaller lots, 150 metres from the beach and a surfing area, on the shores of Audierne Bay
Location
In the south of the Finistère department, between the points of Raz and Penmarc’h, Audierne Bay is famous for its untamed maritime environment, while the property is located on a strip of coastline to the west of Saint-Guénolé’s port, which forms a sort of island between the rocky cove of Viben and the sandy expanse of Pors Carn. As for the local towns and villages, they are a testimony to a long history linked to small-scale fishing, before the development of the railway network in the 20th century, which gradually turned the coast into a sought-out holiday destination.
Description
Surrounded by hedges and walls – vestiges of a former manorial entrance – the whole is completely enclosed and sheltered from view. Typical of the 1980s, this dwelling features plaster-coated exteriors and a slate roof dotted with dormers, while its front door is located on its southern side and a side entrance, on its eastern side, provides access to the dwelling’s basement level.
The Dwelling
With a footprint of approximately 160 m², the dwelling has three storeys in all.
The ground floor
The foyer first provides access, on one side, to an open kitchen, followed by an adjacent living room with an open-hearth fireplace and triple exposure, which is also accessible from the foyer, while, on the other side, a bedroom comes with its own private bathroom. In addition, two open stairways lead to either the upstairs level or basement.
The upstairs
A walkway, overlooking the foyer and the living room, communicates, to the north, with an initial suite made up of two rooms with a fireplace and a bathroom. In addition, two bedrooms were created on the dwelling’s southern side, as was a shower room with a lavatory, while a convertible attic space rounds out the rooms on this floor.
The base level
Accessible via the foyer as well as the exterior, via a glass door located on its eastern side, this level includes an immense laundry room and an annexe kitchen as well as a large room with a sink and a shower.
The basement
This space is accessible from the stairwell off of the foyer and is used for storage and as a wine cellar.
The Outbuilding
With a floor area of approximately 50 m², it is accessible via two garage doors, which make it possible to park two vehicles, while a storage room is located on its mezzanine floor.
Our opinion
Facing the Atlantic Ocean, this property, off one of Saint-Guénolé’s quiet side streets and only a stone’s throw away from its port as well as Finistère’s enchanting beaches, features a fluid and undeniably contemporary layout, as well as spacious proportions nestled within an inviting atmosphere. Although its décor will need a bit of a makeover, the dwelling is ideal for a family, while its future occupants will have the option of either adapting the existing building for another purpose or dividing up the parcel for a promising investment, only thirty kilometres from the high-speed rail station in Quimper.
