The apartment looks down at Passy metro strop. It is nestled between the River Seine and the Bois de Boulogne public park. The property is close to prestigious schools, such as Franklin, La Tour, Gerson, Lübeck, La Providence, Janson de Sailly and Molière. The edifice is part of a series of constructions built for the 1900 Paris Exposition on the Chaillot and Passy hillsides. These buildings, called the “Grands Hôtels du Trocadéro”, feature corner towers crowned with domes and roof lanterns. The edifices display a triumphal architectural style. For the duration of the 1900 Paris Exposition, these hotels were rented out at fixed rates. They were intended to become apartments afterwards. The edifice in which the apartment lies was designed by the architect Louis Dauvergne. It was built in 1899 and served as film decor for the films “Quai des Orfèvres” (1947) and “Last Tango in Paris” (1972).

Description

The main door into the elegant edifice of dressed stone is fitted with an entry code system and intercom for security. You step into communal areas. They are well maintained and include an on-site caretaker. The apartment lies on the first floor. A double door leads into a spacious hallway. This hallway and the reception rooms into which it leads cover around 111m² of floor area. These reception spaces are made up of a street-facing lounge opposite the entrance and a court-facing dining room on the left. They include ceiling mouldings that are particularly well sculpted and that run above doors with entablatures embellished with decorative acanthus leaves. Chevron parquet extends across the rooms and the ceiling is 3.2 metres up from the floor. All the rooms have marble fireplaces, which are particularly refined in the reception rooms. Three sets of Haussmannian French windows lead out onto a balcony. They bring much natural light into the double reception space, which has wooden panelling forming bookcases at one end. A white marble fireplace, sculpted in a Rococo style, can warm you up in winter. On the left, there is a dining room, with high dado panelling and mouldings. The room is bathed in natural light from two tall windows that look out at the tree-dotted court. Opposite, a double door leads into the master bedroom with its wardrobes and fireplace. Its bathroom lies between the dining room and the entrance hall. Next, there is a bedroom that has been turned into a walk-in wardrobe. Then there is another bedroom. A shower room near the two lavatories lies opposite these rooms. It is situated beside the door that leads into the pantry corridor with its tall dressers. Lastly, a kitchen, into which a backdoor leads, ends up side by side with the dining room through the circular layout. The final section is made up of a corridor that connects to a shower room beside the kitchen. It ends with a last bedroom with a tall window and fireplace and that was probably for domestic staff before. Two top-floor garrets, which you can reach via a lift, complete this property.

The two garrets

The property’s two garrets have floor areas of 12m² and 14m² respectively. They are fitted with taps. You reach them via a lift. They both have casement windows. The biggest room has a balcony with a view of the Eiffel Tower.

Our opinion

The calm, elegant Parisian street on which this gem lies is almost a cul-de-sac. You hear pedestrians’ soft steps rather than the traffic of the nearby Trocadéro district. The delightful dwelling is ideally located. A family could reach everything they need here on foot, including excellent schools, the beautiful Jardin du Ranelagh public park and the banks of the River Seine. Around the street Rue de Passy, there are luxury boutiques, specialist food shops, a cinema, a theatre and museums, including the Maison de Balzac, the Musée Marmottan Monet, the Palais de Chaillot and the Japanese Culture House. And at the foot of the edifice, metro line 6 conveniently runs past. Inside the apartment, you could redesign the layout to perhaps add bedrooms or turn it into a professional workplace. Indeed, the entrance hall would make a remarkable waiting room with a sweeping view. The property’s two garrets, with floor areas of 12m² and 14m² respectively, can be reached via a lift. One of them offers a view of the Eiffel Tower. The atmosphere in this haven is particularly peaceful. In short, you truly feel at home here.
