Two metro stops from Montparnasse, the property is located in the centre of the “Pernety village”, a charming neighbourhood in the 14th arrondissement. Marketed as a “mini-loft”, the dual-aspect main room gives onto both the street and courtyard, while its open kitchen, lined by pine cupboards and topped with a gold-flecked black Indian granite countertop, provides enough room for six people to comfortably eat meals here. Overlooking the kitchen and accessible from the living room, a mezzanine, custom-designed in black metal, represents the flat’s sleeping quarters, whereas two to three single beds could also be easily set up in the living room. In addition, behind the kitchen, a door opens onto a bathroom with a lavatory and a large walk-in shower in gold-flecked black granite.
Currently used as tourist accommodations after a preliminary declaration was submitted to Paris City Hall, which, in turn, provided a tacit decision of non-opposition, its occupancy rate, over 80%, often surpasses 90% in the spring and summertime, while the gross annual income from this rental amounts, on average, to approximately 55,000 euros.

Our opinion

This property, “ready for immediate use”, is a rare commodity in the capital, which has drastically reduced the possibilities for short-stay rentals and the creation of tourist accommodations for investors. Equipped with double-glazed windows, the premises enjoy the irresistible tranquillity of the peaceful rue Pernety as well as the building’s courtyard, all the while surrounded by a true Parisian neighbourhood where many artists, including Alberto Giacometti, once thrived. Away from the maddening crowds of the “single-digit arrondissements”, the flat’s geographical location, near public transportation and in the midst of one of Paris’s picturesque “villages”, makes this the perfect property for tourists who want to explore Paris as well as a convenient and elegant pied-à-terre.
