Location

The villa stands in the eastern part of the Mediterranean coastal city of Toulon, near the beaches of the residential area Le Mourillon. It offers a sweeping view of Toulon’s natural harbour. Toulon is the capital of France’s Var department. Its city centre is a ten-minute public-transport ride from the property and it lies two kilometres away. There, a port, a theatre, cinemas and restaurants can be found.

You can reach Toulon’s high-speed train station in ten minutes by car. From there, you can get to Paris by rail. Toulon-Hyères airport and Marseille airport are respectively thirty minutes and one hour away.

Description

A pedestrian gate and a double gate lead into the garden, which takes you up to the house. The dwelling was built in 1931 and its height was raised in 1946. It faces south and offers a floor area of around 380m². It has four levels, with a balcony on the first floor and a terrace on the second and third floors. The garden covers around 500m², mainly in front of the house. It continues with a terrace on the west side that leads to a small court behind the house. The villa’s east side adjoins a two-storey house.

The house

The house’s ground-floor walls are built of stone. Above this level, they are built of brick-red breeze blocks. The facade is harmonious: there is a central section and a left wing that is set back slightly. The villa is crowned with a gable roof of monk-and-nun tiling. The second-floor terrace runs from the facade to the left wing. The third-floor terrace overhangs the facade slightly. An outside staircase to the left of the facade leads up to an entrance door with a lion-head door knocker that takes you to the main rooms on the first floor. The villa includes a vertical lift that connects to the ground floor, the first floor and the second floor.


The ground floor
An indoor staircase leads to a corridor. On its west side, this corridor connects to a bedroom with many storage cupboards and a shower room with a lavatory. On its south side, this corridor connects to a two-room apartment with a kitchenette and a shower room with a lavatory. On the same side, there is a studio apartment with a kitchenette and a shower room with a lavatory. The bedroom and the two apartments are all filled with natural light from French windows that lead straight out into the garden. The ceiling height is around 2.90 metres. White stone tiles cover all the floors except that of the bedroom, where a black and white checked pattern adorns the floor. Pale walls make the interior bright.

From the boiler room, where a gas boiler with a hot-water tank stands, a door leads out into the house’s backyard.

The first floor
From the outside staircase, a large, secure metal door leads into the hallway. Opposite, there is a vertical lift and a flight of stairs. On the west side lies a bright kitchen with a sea view. It leads to a linen room, a utility room and a lavatory. The reception rooms offer a total floor area of around 80m². They include a dining room that you reach through a broad doorway from the hall and a dual-aspect lounge. They are spacious and offer a ceiling height of over 3.10m. They also offer a sweeping view of Toulon’s natural harbour through several windows and a large glazed door that leads out onto a balcony on the villa’s facade. Like on the level below, white stone tiles cover the floors.

The second floor
A staircase with a vaulted niche in one wall leads up to a landing that connects to four bedrooms. On the right, there is a first bedroom, which has three sea-view windows. French windows lead out from this bedroom onto a spacious corner terrace that joins the facade. The bedroom has a shower room and a lavatory. Opposite this bedroom, there are two other bedrooms, including a large one with a floor area of around 30m² that looks out from the facade and offers a 180-degree view of the beaches and natural harbour. It has a large wardrobe, it is filled with natural light from a glazed door that leads out onto the terrace and it has its own bathroom with a lavatory. The other bedroom has a kitchenette and also leads out onto the terrace via a glazed door. The fourth bedroom faces north. A shower room with a lavatory adjoins it. The flooring is the same as on the levels below. The plain white walls have no embellishments.

The third floor
A landing is brightened up by a skylight. It connects to four bedrooms. On the right, there is a bright bedroom in the roof space with a floor area of around 15m². A large skylight is fitted in the roof and two windows offer a sea view. Opposite, a lavatory lies beside a shower room. On the south side, there are two bedrooms. Each one has a window and a door that leads out onto a terrace overlooking the property’s vegetation. The wide vista of Toulon’s natural harbour stretches all the way to the Saint-Mandrier-sur-Mer peninsula. In the middle of the corridor, on the left, there is a boiler room where a hot-water tank stands. At the end of the corridor, there is a fourth bedroom in the roof space. It has a rectangular window. Sprung wood flooring extends throughout this level. The ceiling height reaches around 2.50m.

The garden

A majestic Lebanese cedar gives the property charm and offers shade in the heat of summer. A range of Mediterranean trees and plants form a harmonious area of vegetation. There are two orange trees, a medlar, a pomegranate tree, a Judas tree, oleanders, olive trees, Mediterranean dwarf palms and wisteria that climbs up the outdoor steps. A U-shaped pergola stands in front of the villa. A mosaic of ceramic tesserae representing a sailing boat decorates the facade. Lastly, a large terrace extends on the villa’s left side. It forms a private, enclosed spot for sunbathing. The local land use plan gives permission for a swimming pool to be built here under certain conditions: a swimming pool could be built where the terrace currently is or on the garden’s east side. Two parking places could also be created between the cedar and the garden’s south edge.

Our opinion

This bright, splendid villa is ideally located in the Mediterranean coastal city of Toulon. It offers a spectacular sea view and is nestled close to the delightful beaches of the Le Mourillon neighbourhood, so you can easily enjoy daily dips in the sea all summer.

The house’s remarkable spaciousness on four floors makes it possible to create different units with separate entrances. On the ground floor, there could be offices or rented accommodation. And the first, second and third floors could form a main dwelling or a holiday home. The property does not need any major renovation works, but some refurbishing would certainly enhance this charming haven that overlooks Toulon’s beautiful natural harbour.
