Location
This property, which is discretely tucked away in a calm environment, far from any hustle and bustle, is located in the Var area, to the west of Toulon, near to the medieval village of La Cadière-d’Azur and its picturesque narrow streets. The Sainte-Baume regional natural park, terraced landscape, Bandol PDO vineyards, Provence villages of Castellet, Bandol or Sanary and the Mediterranean Sea, with the bays at Saint-Cyr-les-Leques and La Ciotat, make it a much sought-after environment. The Frégate golf course and Paul Ricard race circuit further enhance local touristic possibilities. The motorway is less than 10 minutes away, the high-speed TGV train stations in Toulon and Marseille-Saint-Charles are respectively 25 and 45 minutes away by car, while flights to Paris and abroad can be taken from Toulon-Hyères and Marseille-Provence airports.
Description
Further to the south, there is a swimming pool surrounded by stone and wooden decking. A flight of steps descends to a pétanque pitch located at the eastern edge of the property. An approximately 15-m² annex and a workshop occupy the rear, to the north, and can be reached by a second gate. The typically Mediterranean vegetation that is delicately dotted around the land ensures the house is tucked away from prying eyes.
The house
The entrance is to the north, via a covered porch that also leads to the garage and the entrance door, which opens to the east into a long, approximately 47-m² living room in which there is an open plan kitchen, dining area and lounge. It is bathed in light thanks to two sliding patio doors, one of which, when open, is concealed within the wall. They open to the south onto the patio. To the rear, three other windows allow light to generously stream into the kitchen and dining area. The lounge is fitted with a wood burning stove and extends to the east where two large windows offer unobstructed views of the far-off hills.
Following on from and perpendicular to the lounge, a corridor with storage space leads to an independent sleeping area, which is made up of two approximately 11-m² bedrooms, each of which has east-facing French windows. There is also a shower room with a lavatory. On the other side of the entrance hall, there is a cloakroom, a guests’ lavatory, a modestly sized office, a bedroom with two west facing French windows, as well as a master bedroom with an en suite shower room. The around 14-m² master bedroom has French windows opening to the east onto the patio as well as a south facing window.
Apart from the lounge, which has wood stripped flooring, the floors are paved with ceramic tiles and the walls are decorated in pastel shades, both in excellent condition. Adjoining the house, the garage, which has been reduced in size by a few square metres in order to enlarge wardrobe capacity and provide space for a lavatory, houses a fuel-oil boiler and a pantry.
The outbuildings
They are located to the north of the house and are divided between a workshop and an approximately 15-m² annexe made up of a living room including a kitchen area, a bedroom and a shower room with a lavatory. They can be reached via the second gate to the rear.
The grounds and swimming pool
They spread out over more than 5,000 m² and are made up of several terraces marked by dry stone walls. The largest stretches out mainly to the south of the building, where the swimming pool with wooden and stone decking can be found. The 10-metre by 5-metre, salt-filtered swimming pool has an electrically powered safety roller shutter and was renovated in 2022. Mediterranean vegetation made up of olive, mulberry plane, mimosa, arbutus, piper, evergreen oak, white oak and oleander trees, among others, delicately punctuates the carefully maintained garden, providing shade as well as hiding the house from prying eyes.
Our opinion
Light, calm, space and unobstructed views are the major assets of this single-storey house that is comfortable, functional and maintained with the utmost care. It boasts an ideal south-facing aspect, is part of a generous natural environment and is only several minutes from the shores of the Var area. The property has been designed to be of manageable size and its two separate sleeping areas guarantee privacy and independence for its occupants. The annexe could lend itself to use as a holiday let, providing an extra source of income, thanks to its separate entrance and position in the rear of the grounds.
