Location
In Paris’s 17th arrondissement, on a street from 1862 named after Claude d’Abbans, Marquis of Jouffroy and inventor of the steamboat, the flat, although quite close to the famous rue Poncelet, is sheltered from the capital’s tumult. Today, the area is one of the most sought-out in the capital, with its many Haussmannian edifices, upscale and inviting avenues, as well as its abundant food shops, bistros and restaurants, which share a loyal clientele.
The area also enjoys direct access to La Défense as well as the many motorways that connect Paris to Normandy, while residents are invited to stroll along the Pereire promenade, a former railway transformed into a verdant space planted with flowers, or relax in the Parc Monceau, created under Napoleon III’s reign. As for public transportation, the Ternes (line 2) and Wagram (line 3) metro stops are only 300 metres away.
Description
Accessible via double doors decorated with intricate ironwork, the building’s Art Nouveau style is apparent in its common areas, which boast a mosaic floor, elegant curved lines and vegetal patterns inspired by nature, whereas the flat, spanning the entire second floor, opens with a large foyer with high ceilings, typical of “noble floors” in buildings from this era.
In addition, original details, such as stuccowork, moulding, cornices, tall windows with cremone locking devices, marble fireplaces and chevron parquet floors highlight the property’s irresistible cachet, while the large living room of more than 65 m², which could be divided into smaller spaces by large swing doors, stands out thanks to its marble fireplaces on either end. With three sets of glass double doors giving on to a wraparound balcony, as well as a fourth window, topped with a rounded arch, this immense room is bathed in plenty of natural light, whereas a large kitchen features access to the service staircase and lift, as well as a window overlooking the courtyard, and a large study-library, with a curved wall, could easily become a bedroom if need be.
Lastly, a hallway provides access to three quiet bedrooms (between 15-20 m²) giving on to the building’s courtyard. Two of these bedrooms are adjacent, the third is located next to a bathroom, while a guest lavatory can be found near the vast living area and a large cellar is directly accessible via the service staircase. It should be noted that the flat’s heat/hot water are collective, thanks to a recent boiler, which is fuelled by the city’s mains gas.
Our opinion
This flat, located in a dynamic neighbourhood, near one of the capital’s most recognisable and well-known market streets, and, yet, immersed in an overall peaceful setting, results in a sought-out property with undeniable advantages.
As for the stately Art Nouveau building, it stands out thanks to its meticulously maintained common areas, while this flat, designed for entertaining, is located on the building’s “noble floor” and has preserved all of the details specific to affluent Parisian properties: tall ceilings, large rooms, as well as four immense bedrooms, ideal for a family.
Last, but not least, the proximity of the Monceau neighbourhood with its eponymous park, the wide tree-lined avenues around the Place de l’Etoile, in addition to the convenience of the nearby public transportation options, demonstrate the indisputable standing of this investment.
