Location
This apartment enjoys an advantageous setting near the embankments along the River Garonne and the Brienne Canal. Schools, universities, everyday amenities, and the city centre are within a 15-minute walk, as is the Compans-Caffarelli Garden with its distinctive Japanese-style landscaping.
A bus stop is also a 1-minute walk away, and Compans-Caffarelli metro station a 7-minute walk. Toulouse-Blagnac international airport and the high-speed rail station are both 10 minutes away.
Description
The apartment measures nearly 66 m² under France's statutory Loi Carrez measure. Its front door is off a hallway behind a partition to the left of the lobby. The entrance hall opens onto a light-filled living room, whose large south-west-facing window enjoys an unobstructed view over the Brienne Canal and the surrounding facades. A door on the left leads to the first bedroom, and a doorway opposite to a fully equipped, tiled kitchen of around 8 m². An opening in the partition between kitchen and living room, with a dark-wood worktop, offers a vista from one to the other. The kitchen has a window and a glazed door opening onto a north-east-facing private courtyard of the same size.
A corridor behind a door leads to the private rooms: two bedrooms with views over the canal, a shower room with a washbasin, and a separate lavatory. Wood strip flooring unifies the apartment and warms comfortably proportioned rooms with white walls and ceilings.
The apartment was refreshed throughout at the end of 2025. Most windows, glazed doors, and French windows are double-glazed. A heat pump installed in 2026 provides reversible air conditioning in the living areas, and a new water heater completes the modern, year-round comfort.
A basement cellar of around 5 m² provides storage.
A professional managing agent oversees the building's 63 units, which have 21 owners.
Our opinion
This recently refurbished apartment is light-filled, practical, and ideal for anyone who wants to enjoy both green surroundings and lively city life. The Amidonniers district is prized for its convivial, cultural atmosphere, which comes in particular from the barges moored on the canal. Their restaurants and concerts keep Toulouse's distinctive spirit alive. Shaded walks along the water a short distance away make a welcome green interlude in the heart of the city. The private courtyard extends this spirit as a pleasant outdoor area for everyday life.
A flexible layout and a location where parking is easy make the apartment suitable for projects as varied as a main home, a rental investment, or professional use.
