Location
The property is just a stone’s throw from the famous “Maison Carrée” – a masterpiece of Roman architecture that bears witness to the imperial cult of Emperor Augustus. This Roman temple in Nîmes was listed as a UNESCO World Heritage site in 2023. The district around this monument is rich in built heritage and is culturally vibrant. Here you find a former Roman amphitheatre, the beautiful public park Jardins de la Fontaine, and Nîmes Cathedral, as well as the Carré d'art – a museum of contemporary art. The soul of this neighbourhood can be felt strongly. Each street corner is steeped in history. Nearby, there are renowned schools, good shops and a lively covered market, giving the property a practical dimension and a family feel. A new tram network makes it easy to get around the city centre and even out towards the edge of the city. The city’s central train station is just a 15-minute walk away. And you can drive to Nîmes-Pont-du-Gard high-speed rail station in 20 minutes. From the latter station, you can reach Paris in three hours by rail. Nîmes international airport is only 20 minutes away too. And the beaches, lakes and unspoilt landscapes of the natural Camargue region are only around 30 minutes from Nîmes.
Description
The apartment
The apartment lies on the first floor. It offers a 225m² floor area and has eight main rooms. It is laid out around an inner court, which makes it very bright inside. A 27m² sun-kissed terrace covers part of the ground floor below and looks down at the inner court. This calm L-shaped terrace, edged with a wrought-iron balustrade, connects to the different parts of the apartment. In the different spaces inside, the original materials and decor have been preserved. The floors are covered with tiles of local stone, the marble fireplaces in the reception rooms are mostly in working order and plaster works stretch up to the ceilings. The doors have mouldings and so does the dado panelling that adorns some of the walls. The entrance door leads into a spacious hallway that connects, on one side, to a 17m² bedroom with an en-suite shower room and lavatory and, on the other side, to reception rooms: two large lounges, one of which covers almost 35m². A 33m² fitted kitchen that leads out onto the terrace has a fireplace and combines practicality with conviviality. Next, there are three bedrooms and an office. They follow a layout that would be perfect for a family or for hosting guests. The main bedroom has a floor area of over 20m², completed with in-built cupboards, an en-suite bathroom and a lavatory. Two other bedrooms share a shower room and lavatory. Lastly, a small office or workshop with a mezzanine (which could be turned into a bedroom), a utility room and a cellar add to the apartment’s practicality.
Our opinion
This spacious apartment is a true gem, set in a characterful edifice in a historical area of Nîmes. The delightful dwelling combines the style from France’s Bourbon Restoration period with contemporary decorative touches, modern comfort and practicality. It is ready for a family to settle into it immediately. It could be your pleasant pied-à-terre in the heart of Nîmes or a splendid main home where guests could easily be hosted. You could use it as a workplace too. With its calm atmosphere, its elegant architecture and its natural light that fills its interior, this property stands out for its floor tiles of local stone and its sun-kissed terrace where you can enjoy open-air meals or summer evenings outside in absolute privacy. Just a stone’s throw away, riverside quays designed by King Louis XV of France lead to the beautiful public park Jardins de la Fontaine and invite you to enjoy leisurely strolls by the water and admire two of the city’s most impressive Roman monuments: the Temple of Diana and the Magne Tower.
