A 135-m² duplex flat with a terrace and a lift,
in a sought-out neighbourhood of Angers
Angers, MAINE-ET-LOIRE pays-de-loire 49000 FR

Location

In the Maine-et-Loire department, within the Pays-de-la-Loire region, a flat in a private mansion is located along a quiet street in downtown Angers, close to the Mail gardens, avenue Jeanne-d’Arc and Lycée Square, while all shops and services are easily accessible on foot as well as, in less than ten minutes, one of the largest green markets in the city, held every Saturday. In addition, the high-speed rail station is only a 15-minute walk away, which provides a dozen daily round trips to Paris in 1.5 hours.

Description

Located on the building’s second and third floors, the flat is accessible via either the edifice’s staircase or a lift. Extended by an outdoor terrace facing west on its second floor, the flat’s third floor was converted into an inhabitable space under the eaves after the building’s wooden rafters were raised and a dormer and wide picture window, looking out towards the city, were added.

The Third Floor

Equipped with a reversible air-conditioning system, this floor includes the living room-dining room, an open kitchen, a bedroom with a wardrobe, a bathroom with a shower as well as a lavatory. Only accessible via the building’s lift, an interior staircase also connects this level with the flat’s lower floor, while a wide atelier window, facing west, spans an entire wall and generously bathes the living areas in light.

The Second Floor

This level, with hardwood floors throughout, is accessible via the lift as well as the private mansion’s staircase and includes two bedrooms and a large linen cupboard, which could easily be turned into an additional bedroom. Each of the bedrooms comes with a shower room and lavatory, while one of the bedrooms, fitted with storage cupboards like those often found in a kitchen, opens onto the outdoor terrace of nearly 15 m², which includes a spigot and an electrical outlet.

The Half Floor

A laundry room was created between the flat’s two floors.

The Basement

A cellar, with a floor area of approximately 15 m², is located under the private mansion.

Our opinion

In a recently renovated private mansion, this duplex flat, ideally located, was converted with the greatest of care, while special attention was paid to each detail and its interior design is not only elegant, but also luminous. Combining comfort with convenience, the well-designed flat has also been given a stylish touch of modernity thanks to its immense atelier window. As an additional and considerable asset, the terrace, sheltered from view, overlooks the courtyard gardens and provides a secluded area for sunbathing facing the setting sun, while, the outskirts of the building are surrounded by the lively shopping streets of a human-sized city, which promises an ideal and sought-after living environment.
