Description

The property is in the heart of the Faidherbe district, in total peace and quiet in an edifice built in the early 20th century. It has living space of approximately 155 m² (in accordance with the Carrez law, out of a total of 208 m²) and is made up of four sections that blend seamlessly into each other without compromising the privacy or comfort of the home, which is bathed in light. The south-facing apartment is made up of an entrance, kitchen, vast lounge/dining room, office, four bedrooms, two bathrooms and a separate lavatory. Two terraces boast unbeatable views of the Parisian roofs.

The building

This six-floor edifice is made up of nine apartments and its facade is in keeping with the architectural sobriety of the early 20th century. The building’s entrance door is framed by ribbed pilasters and topped by a rounded lintel with a rectangular fanlight. Access via the main entrance is by a badge and intercom system. On entering the building, which is very well maintained, a wooden staircase climbs up to the fourth floor where the apartment is located. An elevator will also be available once renovation work on it has soon finished. The entire edifice is in excellent condition.

The apartment

It boasts three levels plus a mezzanine, leading, among others, to two roof terraces on the top of the building.

The first level
This level has a surface of approximately 52 m² and is made up of a vast reception space with a semi-open-plan kitchen separated from the lounge by a partition featuring stained glass in natural and bright colours. Tall windows spanning the width of the walls combined with high ceilings accentuate the feeling of amplitude in the main room, which is further enhanced by the light-coloured oakwood straight stripped flooring. The unique architectural feature of a fork-shaped wooden stud pillar gives structure to the space as well as character. There is also a separate lavatory on this floor.
The lower level
An around 47-m² level situated slightly below the first level can be reached via several stops alongside which there are custom-made shelves standing against the walls. They continue towards a level where a corridor leads to two large bedrooms, each with a surface of almost 16 m². A vast, almost 7-m² bathroom with a bath and shower as well as a lavatory makes this section fully independent. This level also possesses a separate wardrobe and a utility room.
The second level
This level can be reached from the first via several steps and has a surface of approximately 43 m². It is made up of architectural features similar to the ones on the level below. It features a central area bathed in light, part of which is raised, creating an open-plan workspace. The main, around 12-m² bedroom has an almost 4-m² en suite bathroom, with a shower and a bath, as well as an almost 3-m² walk-in wardrobe. The bedroom opens onto a private balcony and there is a separate lavatory on this level.

The third level
Several light-coloured oakwood steps climb up to the top floor, where there is an approximately 9-m² fourth bedroom currently used for accommodating guests. It has been fitted with a glass partition that boasts a bird’s-eye view of the workspace and the exterior. A skylight allows even more light to stream into the premises. To ensure privacy at night, curtains can be drawn in front of the glass partition. A glazed door leads out from this level onto the property’s roof terraces.

The roof terraces

They can be found atop of the property, are linked to each other by a metal staircase and have a total surface of around 41 m². They can be reached from the apartment’s third level and dominate the surrounding Haussmannian roofs. The Sacre-Coeur’s dome can be seen on the horizon. They house a number of olive trees and garden furniture, forming a remarkable outdoor living space. On the landing of the fourth level, next to the guests’ bedroom and the door to the roof terraces, there is an alcove fitted with a washbasin.

Our opinion

The hallmark characterising the Village Paul-Bert neighbourhood is the diversity of its craftwork traditions and popular heritage, producing a Parisian atmosphere blending urban sophistication with bucolic charm, which attracts families and young couples seeking a residence in an eclectic environment. This apartment enjoys a position that is both central and peaceful. Its three-level layout, four bedrooms and double-height ceilings in the living areas make it an exceptional property suited to a family or an enthusiast for unique architecture and vast volumes. The two roof terraces with views over Paris are a remarkable asset in its sector. It is a lively and homely artist’s residence, whose character makes it well worth a visit.
