The district, which has always been appreciated by literature and cinema aficionados, boasts the Cluny Museum, Arab World Institute, French Natural History Museum, the Irish and Finnish Institutes and the Odeon Theatre. The area is now also brimming with creative restaurants, especially in the northern parts of the Rue de Pontoise, Rue de Poissy and Rue Cardinal-Lemoine streets. The famous market on Place Maubert, one of the oldest in Paris, is just a short walk away. The building was built in 1905 and boasts an ashlar façade criss-crossed with dividing lines and adorned with decorative elements of organic inspiration: the carved stone over the entrance, the guard-rail above it, plus consoles and lintels adorned with garlands. The eclecticism of its rows of windows, some of which protrude, others which are arched, is typical of the post-Haussmannian repertoire. An elegant, black, wrought iron gate opens into an entrance porch dotted with columns. It leads into a courtyard adorned with plants, in which the building superintendent’s lodgings can be found. A second door with an intercom leads into the portion of the building located at the end of the plot. The ground floor apartment possesses two separate entrances, one of which is currently blocked.
The approximately 57-m² property, with a ceiling height of 3.15 metres, opens into an entrance hall that leads to the various rooms. In the bedroom, there is a large, four-leaf, west-facing window, in front of which authorisation has been granted to create an almost 3-m² private patio. The fireplace topped with an overmantel, the ceiling with moulded cherubs, butterflies and plant patterns, the wainscotting as well as the chevron-patterned wood stripped flooring give the room a typically post-Huassmannian style. Next to the bedroom, there is wardrobe space and bathroom, into which light streams through a skylight. After the bathroom, which boasts white metro style tiling, there is a very large cupboard. The kitchen, with a tall window and decorated in wine red hues, just like the cement tile flooring, boasts a wooden worktop and a white tiled backsplash. It is adjacent to the double living room, which is adorned with modillion cornices as well as a functioning fireplace with an overmantel. A more than 17-m² private garden can be reached from the south-facing lounge. It is very well sunlit, is not overlooked and plays host to a variety of opulent plants, including a magnolia, a hibiscus and a few rosebushes.
The location of the property just a short walk from the quays and parks of the 5th arrondissement, its charm typical of the period in which it was built and its private garden make it an ideal Parisian home or a base for lovers of silence and greenery. Its current layout and accessibility also make it perfect for a freelance activity, which is authorised by the condominium rules.

Our opinion

Being able to cultivate one’s garden near to the Collège des Bernardins gives the sensation of living somewhat outside of time, though it is possible in this apartment that combines Parisian elegance with a bucolic spirit. Total peace and quiet plus a large living room, as well as an unobstructed view of greenery are especially rare in a district that is one of the liveliest on Paris’ left bank.
