This unique spot bears witness to the district’s artistic heritage. Today, the area is full of specialist food shops and excellent restaurants. An eight-screen cinema stands near the square commonly known as Place d’Alésia, but which has officially been called Place Victor-Basch since 1944 and Place Victor-et-Hélène-Basch since 1992. On the nearby line 4 of the metro, you can get to Montparnasse train station in 15 minutes. You can also easily catch a bus in the area: the bus lines 38, 68 and 92 run across Paris from north to south and the bus line 62 runs from east to west, between the 12th and 16th arrondissements.

Recent insulation work, both on the external walls and loft, have helped push up the energy performance rating to a respectable “D” grade, which ensures energy savings and makes it possible to rent out the apartment without hindrance. The street is free of vehicles. Apart from a playground belonging to the lower secondary school Collège Alphonse Daudet at the end of the cul-de-sac, the road is remarkably calm. You enter the commonhold building from the street Rue d’Alésia. The apartment lies in a small building at the end of a courtyard. The court-facing elevation was restored a few years ago. It is dotted with many plants, maintained by the ground floor’s occupants. The elevation facing the Villa d’Alésia cul-de-sac was restored in 2023 and its metal louvred shutters were repainted. The apartment also has a cellar in good condition.

Our opinion

This single-bedroom Parisian apartment is a splendid gem, set in a peaceful cul-de-sac. No renovation work is needed on the dwelling, which is well insulated. It lies in a vibrant district of Paris that is well connected to public transport. The apartment enjoys both the calm of a historical nook of original houses and artists’ studios and the convenience of nearby boutiques and specialist food shops. The home offers a comfortable space for everyday living in a harmonious backdrop. The interior is bathed in an abundance of natural light – yet another precious asset. This delightful apartment could be used for day-to-day life or it could be your pied-à-terre near the city’s Montparnasse train station.
