A family apartment with four bedrooms and a 30-m² private garden,
in the south of the Auteuil district in Paris
Paris, PARIS paris 75016 FR

Location

This building can be found at the discrete coming together of Rue Boileau and Boulevard Exelmans, in a 16th-arrondissement residential setting, combining both tranquillity and liveliness. It is an address with a twofold character: one that is cosy, tree-lined and confidential; and another that is more open and classic, like the entrance to the building.
The rest of the French capital can be reached from the nearby metro stations and bus stops. Additionally, the family character of this much sought-after district is enhanced by the presence of renowned schools that can be reached on foot.

Description

The building was erected in 1926 and stands out thanks to its soberly-lined architecture. The main entrance opens into an elegant hall, with secure access and a live-in building superintendent. At the same time, a more discrete metal door from a pedestrianised street represents a more secretive means of access.
The apartment boasts unique volumes, has a floor area of almost 150 m² and boasts an approximately 30-m² private garden. The living room is split into two intermediate levels and forms a more than 50-m² living space featuring several wooden steps and a remarkable ceiling height of up to four metres. Its layout enables easy movement and provides an almost theatrical perception of the spaces, flowing naturally into the private garden, which can be reached at ground level. It is isolated, overlooks a pedestrianised street and enjoys peace and quiet, which is rare for such an address. The lounge is generously bathed in light through large windows.
From the apartment’s main entrance hall, a corridor leads to all the various rooms: a separate kitchen, a guests’ lavatory and four bedrooms, including two which overlook the commonhold’s green spaces and two which face the private garden. To ensure the utmost comfort, there are three shower rooms.
The property exudes a timeless elegance thanks to warm-toned wood strip flooring, doors fitted with mirrors and, in particular, custom-made bookshelves along an entire wall.
In addition to the price for the apartment, a nearby garage can also be purchased.

Our opinion

Some properties reveal their assets at first glance, while others’ qualities are become gradually apparent. This apartment, at an address with a twofold character, boasts a unique and almost unexpected layout, in which split levels give elegance to the structure, lending a genuine sense of presence to the volumes.
The reception room with its different heights and direct access to the garden gives the impression of a house more than a Parisian apartment. One of its most valuable assets is that it opens onto a private outside space. The coherent design with regard to its features serves to bring out its character, through oakwood bookshelves, built-in joinery and a fireplace, all of which are elements that reflect a taste for sustainable materials and interiors designed to stand the test of time.
