A modern Parisian apartment with two floors, a vast terrace and a view
of the Eiffel Tower, nestled in the city’s elegant 16th arrondissement
Paris, PARIS paris 75116 FR

Location

The street was built in 1863. It runs through the 16th arrondissement of Paris, between Avenue Georges Mandel and Avenue Paul Doumer. The area is highly residential, without any bars or restaurants in the property's immediate surroundings, so the apartment enjoys a calm atmosphere. Nearby, the street Rue de la Pompe brings together many specialist food shops, renowned for the quality of their products. The street Rue de Passy, also close, is known for its elegant boutiques, fine delicatessens and vibrant markets. Not far from the apartment there are prestigious schools: the state school Janson-de-Sailly, which is a middle and secondary school, and the private schools Saint-Jean-de-Passy, which is a primary, middle and secondary school, and Saint-Louis-de-Gonzague, which offers the same academic levels of learning and is nicknamed ‘Franklin’. The chic district is well connected to public transport links too: a few minutes away on foot, there is the metro station Rue de la Pompe (line 9) and the metro station Passy (line 6).

Description

The modern edifice is set back from the street. A thick cluster of shrubs gives it privacy. It was built in the second half of the 20th century and is remarkably elegant in style. Its facade is beautifully understated, adorned with travertine facing. The dual-aspect apartment lies up on the fifth and sixth floors. It offers 220m² of liveable floor area according to France’s Carrez law – a floor area that increases by 20m² without this regulation. A lift takes you up to the apartment from the entrance hall and car park. Today, the dwelling offers four bedrooms. Yet two extra bedrooms could easily be created inside it. A roof terrace, which you reach from the apartment, crowns the home. On the lower floor, on the street-facing side, an entrance hall leads to a staircase that takes you to the upper floor. Beyond this hallway, there is a kitchen and a dining room. On the garden side, there is a spacious lounge bathed in natural light from large picture windows on both sides. Next, there are two bedrooms, each extended with a balcony. Further along, there is a guest lavatory, a walk-in wardrobe, a bathroom and a shower room. You reach the upper floor via a wooden spiral staircase. The rooms up here have partly sloping attic ceilings. Roof windows fill them with natural light. The upper floor includes a kitchen, a vast lounge, two bedrooms, a separate lavatory, a bathroom and a shower room. Wood strip flooring extends across some rooms and tiled flooring across others. At the very top, a 70m² roof terrace extends upon the whole edifice. You reach it via a spiral staircase. This roof terrace enjoys absolute privacy. It is positioned so as to ensure continuous sunshine up here all day long. The property includes two cellars and two parking places down in the basement.

Our opinion

This Parisian apartment is a gem set in a highly sought-after district renowned for its elegance and specialist food shops. Nearby, there are boutiques and fine restaurants. With its breathtaking roof terrace, this two-floor apartment, perched on the edifice’s top floors, is a veritable viewpoint, offering a spectacular vista of the French capital. At dawn, the silhouette of the Eiffel Tower stands out in the morning light. At dusk, your gaze is drawn to the Bois de Boulogne public park, the La Défense business district and Mont Valérien hill. In the foreground, there are the rooftops of Paris, an endless source of inspiration for poets of all times. The apartment’s dual-aspect rooms are spacious and bathed in natural light, which brings out their pale tones. With careful renovation work and maybe even a repurposing of some rooms, you could bring out the true uniqueness of this delightful dwelling.
