An elegant flat, with original details,
not far from the Jardin des Plantes, in the Latin Quarter
Paris, PARIS paris 75005 FR

Location

Within Paris’s 5th arrondissement, the flat, accessible via both a lift and the stairs, is located on the first floor of a building, constructed in 1906, while the latter's ashlar stone façade, cadenced by rusticated stonework on the ground floor and horizontal stringcourses on each subsequent level, bears witness to the architectural style specific to the Belle Epoque.
With windows topped with low arches on the ground floor and straight lintels on the upper levels, all highlighted with sculpted ornamentation, ornate wrought-iron guardrails and stone balusters safeguard balconies and windows alike, while the area, located between the Jardin des Plantes and the Panthéon, features the many advantages of the Latin Quarter and its residential neighbourhoods, as well as proximity to France’s national Natural History Museum.
In addition, the neighbourhood is sought out for its renowned academic establishments and local shops, whereas the public transportation options are many with both the Censier-Daubenton and Place Monge metro stations, as well as several bus lines to either side of the Seine.
Lastly, the flat, with dual exposure, overlooking both the street and courtyard, enjoys a quiet location with unobstructed views as well as plenty of natural light, while its corner position within the building provides panoramic vistas of this bustling neighbourhood.

Description

The door from the landing, decorated with French-style moulded panels and a polished brass doorknob, sets the tone for the premises, while a hallway, traversing the entire flat, provides access to its different rooms, without directly connecting them, thereby ensuring independent and fluid circulation throughout.
To the left, a glass door, painted blue-grey, opens on to a sizeable living room – bathed in light thanks to tall windows, safeguarded by their shutters – featuring blond oak herringbone parquet floors, as well as the room’s main focal point: an eye-catching fireplace with a grey-veined white marble mantel, fluted pilasters with capitals and a sculpted centrepiece decorated with a seashell surrounded by scroll motifs in the Louis XV style.
As for the flat’s location, overlooking an intersection, it offers panoramic views of the urban landscape, while on the other side of the hallway is the kitchen, followed by an initial storage cupboard, on the left, which precedes a lavatory. Continuing on from here is a bathroom, with a bathtub, shower as well as a window, providing natural ventilation, whereas a second storage cupboard is located at the end of the hallway, flanked on either side by two bedrooms, facing one another.
The main bedroom, which overlooks the street and features a built-in wall niche, enjoys the same peace and quiet as well as unobstructed views as the living room, while the second bedroom, facing the courtyard and more private in nature, is bathed in soft light and boasts a curved wall, softening the angle between the wall and the ceiling, a unique aspect typical of buildings from the early 20th century.
Featuring solid oak parquet floors throughout, it should be noted that some renovations will be required in order to showcase this flat’s undeniable charm.

Our opinion

This flat, boasting a prime address on a quiet street only a stone’s throw away from the Censier-Daubenton metro station, is located within a lively and, yet, pleasant neighbourhood, while the nearby street, which was recently planted with vegetation, is a testament to this part of the Latin Quarter’s gradual and verdant transformation.
In addition, Saint Médard’s Church, the rue Mouffetard and the Place Monge green market are only a few minutes away on foot, whereas the area has been able to preserve its residential aspect, well removed from the capital’s more touristy areas, but still near all shops and services.
As for the flat’s layout, with its hallway that traverses the entire premises, it provides fluid and independent circulation between all of the rooms, rather functional for either a professional activity or a family who appreciates their personal privacy, while the ornately sculpted marble fireplace, oak herringbone parquet floors and ornamental crown moulding are a testament to the construction’s overall elegance.
Thanks to its corner position within the building, the flat also boasts unobstructed views of the urban landscape, whereas some minor renovations will make it possible to personalise the flat’s layout according to its future occupants tastes and needs, all the while conserving its eye-catching original details.
