Location
Ideally situated on the rue de Bretagne, in the upper Marais, the flat is located in a building symbolic of Paris’s 3rd arrondissement, sought out for its character and environment. Only a few steps away from the Marché des Enfants-Rouges, the oldest covered market in the capital – opened in 1615 – the neighbourhood abounds with food businesses, cafés, art galleries as well as artisanal boutiques, and features a setting that is both authentic and contemporary.
Named after the former province of Brittany (Bretagne), from whence carts laden with regional produce would arrive, in the 19th century, this was also one of the first Parisian streets to be illuminated with gas lighting, a symbol of this era’s modernity. Last, but not least, the property is not far from the metro stations Filles du Calvaire – serviced by line 8 – and Arts et Métiers – accessible via the lines 3 and 11.
Description
From the foyer, glass double doors provide access to a living room and a dining room, of approximately 25 m², with hardwood floors and a floor-to-ceiling height of 2.8 metres, whereas a perpendicular hallway leads to a bathroom with a bathtub and a washbasin, as well as two bedrooms with hardwood floors, which measure approximately 10 m² and 15 m², respectively. In addition, the flat is sold with a cellar, but does require some light remodelling, such as reconfiguring the kitchen’s layout and renovating the bathroom. Featuring double-glazed windows throughout, if two walls in one of the bedrooms are insulated, the flat will be able to boost its energy efficiency rating from an E to a D.
Our opinion
Located on one of the most characteristic streets in the Upper Marais, this flat combines the dynamism of the rue de Bretagne neighbourhood and the quiet of an inner courtyard, sheltered from view. Thanks to its logical and balanced layout, pleasant proportions and charming character, this flat features a living environment that combines cosiness with convenience, while a light remodelling will make it possible to completely reveal its full potential. However, its solid structure and prime location already make this flat a rare Parisian haven, only a stone’s throw away from the Marché des Enfants-Rouges, the Carreau du Temple and the Upper Marais’s many art galleries.
