A flat in an elegant building, perched on the banks
of the Rhone River, within Lyon’s 1st arrondissement, a Unesco World Heritage Site
Lyon, RHONE rhones-alps 69001 FR

Location

Located on the quays of the Rhone River, in the middle of Lyon’s Presqu’île downtown area, the building, constructed in 1802 out of ashlar stone, blends in seamlessly with one of the most characteristic landscapes in the former Gaul capital, while both the Opéra and Hôtel de Ville green markets are within walking distance and neighbourhood life is cadenced by this area’s many shops, schools, theatres, cafés and restaurants.
As for public transportation, both metro and bus, they are within immediate proximity, facilitating daily travel, whereas the Parc de la Tête d’Or, the Part-Dieu train station and the Lyon-Saint-Exupéry airport are 15, 10 and 40 minutes away, respectively.

Description

With five storeys, the corner building features an understated, symmetrical façade in pale stone, which reflects its meticulous and balanced architecture, while from the upper floors, there are unobstructed views of the nearby riverbanks, moored barges, tree-lined walks, as well as the Croix-Rousse neighbourhood and Maréchal Lyautey Square.
As for the building’s entrance, safeguarded by a two-way video intercom, it provides access to common areas in an excellent state of upkeep, whereas a bicycle shed offers a welcome amenity and a lift communicates with the upper levels as well as the flat, located on the fifth and last floor.

The Flat

With a floor area of approximately 124 m², the flat, facing south and east, is completely sheltered from view and bathed in light all day long: to the east, the rooms look out over the quays, while, to the south, they overlook a quiet street.
Past the front door, an immense foyer provides access to the entire flat. On the left is a corner living room of 45 m², flooded in light thanks to four windows, which has preserved many of its original details: oak parquet floor, a cast-iron fireplace and radiators. Directly opposite the front door is the separate, fitted kitchen, while following on from here are three bedrooms with parquet floors, including one with a private lavatory as well as a fireplace.
Lastly, a bathroom, a lavatory, plenty of storage and cupboards, as well as a pantry round out the rooms in this flat, which also comes with an individual gas heating system.

Our opinion

In Lyon’s first arrondissement, where everything is within easy reach either on foot or bicycle, the flat was designed in order to combine old-world charm with modern comforts and the results are undeniable: a serene and timeless ambiance, ideal for recharging one’s batteries, reigns throughout the flat, despite the fact that it is located only a stone’s throw away from the beating heart of Lyon.
While the flat may need some updating, its layout not only makes it possible for a family to move in immediately, but could also be completely reconfigured: thanks to a second door from the landing, the flat could be subdivided or used for a professional activity. In addition, several nearby parking spaces offer preferential rates for residents, a welcome amenity in this neighbourhood.
