in a private mansion from the early 20th century, within Marseille’s 4th arrondissement
Location
Created during Marseille’s expansion in the 19th century, the Cinq-Avenues neighbourhood is laid out around a star-shaped intersection, typical of urban planning during the Second Empire. As for the sector’s development, it corresponded with the city’s economic rise as well as the creation of the Palais Longchamp, constructed to celebrate the arrival of the Durance River’s waters, while, at that time, the area attracted a merchant class who were known for building stately edifices with symmetrical façades.
Only a few steps away from this intersection, on a quiet street, the duplex flat, close to public transportation, shops and renowned schools, is only eight minutes by bicycle from the Saint-Charles train station and Marseille’s Old Port.
Description
Accessible via both a main and service entrance, which open on to the flat’s lower floor, from the shared entrance hall, double doors open directly on to the living room, of more than 37 m², boasting ceilings painted with delicate floral patterns, wooden parquet panel floors, featuring a geometrical motif that reflects the light, as well as tall, arched small-paned original windows, which open on to a tiled patio, of more than 53 m².
As for the open fitted kitchen, with terracotta floor tiles and giving on to the living room, it is located behind a bar, whereas a hallway leads to a bedroom, of more than 13 m², with wide-plank parquet floors, an adjacent shower room, wardrobe and lavatory, as well as the service entrance.
From the living-dining room, a spiral staircase descends to the garden level, which provides access to the courtyard via a hallway, where a second bedroom is located, of more than 15 m², with a bathroom and lavatory, while, the flat’s parking place, accessible from the street via an automatic gate and located in front of a door that communicates with the duplex via the courtyard, is large enough to park two vehicles, one behind the other.
Our opinion
Constructed in 1907, the building belongs to this generation of urban edifices from the Belle Epoque, where ornamental décor once dialogued with structural precision, while all of the decorative details typical of bourgeois interiors from the turn of the century have been conserved and supplemented here with a touch of modernity. As for the flat’s parquet floors, they represent a living testimony to the Irish woodworking artisans who worked on the premises and left the imprint of their savoir-faire for centuries to come.
Ideal for a family with a child or teen, who would like additional independence, this flat would also be a lovely pied-à-terre in the Phocaean city, quite convenient due to its proximity to the train station, restaurants, museums, shops and public transportation, while it may also be possible to acquire the two-room flat located on the same landing.
