Location
In the Hauts-de-Seine department, 5 km from the Porte d'Auteuil, the town of Garches lies between the Parc de Saint-Cloud and the Saint-Cucufa forest. In the second half of the 19th century, this is where the "Tout-Paris” (the stylish and affluent elite of Paris) used to gather at weekends. Today, the residential town boasts a wide range of shops and facilities for young children. The flat is a fifteen-minute walk from the town centre, on the edge of Saint-Cloud, and just a short stroll from the Saint-Cloud and Paris golf courses, not to mention the racecourse. The Saint-Cloud golf course, one of the most prestigious in France, offers a journey back in time, from the famous battle of Buzenval in 1871 to its creation in 1913. Apart from the history of this eighteen-hole private golf course, where exceptional competitions continue to place, this is a privileged environment with a unique architectural heritage. The Place Saint-Louis, resembling a village square, is the location of a twice-weekly market renowned for the quality of its produce. The prestigious secondary schools Daniélou and Passy-Buzenval are nearby. Finally, about 15 minutes from the property, the Transilien line L connects to Paris Saint Lazare station in around 20 minutes.
Description
The white four-storey building is bordered by greenery and punctuated by multiple balconies with patio doors surrounded by black metal frames. It features a keycode entry system as well as CCTV. The shared areas are in excellent condition. The flat also comes with two underground parking spaces, which are highly appreciated in an urban environment.
On the top floor, the wide front door of the flat opens from a thickly carpeted landing onto a hallway of almost 7 m², with wall-to-wall wardrobes, leading to a laundry room with a guest lavatory and a washbasin.
Next follow two separate areas. To the right, a passageway with cupboard serves the two bedrooms with access to a large 14 m² balcony, a shower room with toilet and a bathroom. On the left, a double living room with a fully equipped open-plan kitchen leads onto a first south-facing terrace of over 15 m², which can easily be turned into a dining area on warmer days. The 40 m² living room is lit by large picture windows and patio doors protected by centrally-operated electric shutters. Like the rest of the flat, it has wide strip hardwood flooring and plenty of storage space. The streamlined interior has a minimalist feel.
Last but not least, there is a black metal staircase leading from the first terrace up to the rooftop: surrounded by planters and a vegetable bed, with automatic watering and electricity supply, there is a second terrace of almost 60 m², protected by greenery and bathed in sunlight, offering a breathtaking vista over Paris.
Our opinion
A flat whose undeniable bonus is its location, Garches being one of the most sought-after towns to the west of the capital because of the exceptional quality of life it can offer. Located on the outskirts of Paris, in a privileged setting just a few minutes from public transport and all amenities, this bright, white and honey-coloured property also boasts two major features: a vast living area, where every space has been optimised, and a terrace that, like an eagle's nest, overlooks beyond the plants and parasol the Parisian monuments rising above the skyline, - a perfect backdrop.
