The apartment is a stone’s throw from the Paris metro stations Ségur (line 10) and Cambronne (line 6) in the city’s vibrant Grenelle district, where the 7th and 15th arrondissements meet. A wide range of shops can be found here, including delicatessens, specialist food shops and furniture boutiques. The neighbourhood is near the splendid École militaire building, a prestigious military training centre with a long history. Fine restaurants and cafés with terraces abound in the area. The property is around 700 metres from one of the French capital’s largest parks: the Champ-de-Mars with its 24 hectares of lawns where many Parisians enjoy picnics on summer evenings at the foot of the Eiffel Tower. It lies close to shops along the road Rue Lecourbe and it can be quickly reached from the metro stations Ségur (line 10) and Cambronne (line 6). The edifice was built in 1890. Its facade is rendered and embellished plainly with grooves, stringcourses and canopies above the windows. It has five floors. The building’s entrance hall is doubly protected for security and is adorned with a floor of cement tiles. It leads to a vast inner court with a closed bicycle storage room. On the right, a stairwell bathed in natural light leads up to the fifth floor, the edifice’s top level, where there are four apartments.

The apartment offers a floor area of around 30m². An entrance hall connects to a bathroom with a lavatory. On the street side, it connects to two half-open rooms and an adjoining kitchen. Each room leads out onto a continuous balcony that has a floor area of around 4m². Wood strip flooring extends across the entire apartment. One room features a fireplace of brown marble mottled with white. A ceiling rose and cornices embellish the ceilings. The whole dwelling requires some refurbishing.

Heating and hot water are provided on a private basis, rather than a communal basis.

In the basement, the property includes a cellar in good condition.

Our opinion

This delightful dwelling enjoys calm up on its top floor. Its room sizes are well proportioned. Its interior is decorated with elegantly understated embellishments. The edifice is nestled in an area of Paris that combines lush parks with a vibrant neighbourhood. Anyone who settles into this haven will enjoy its abundance of natural light, its continuous balcony and the typical Parisian view from its windows. The apartment would suit young workers and students – metro line 10 leads straight to the Latin Quarter, a university district. Or it could serve as an ideal pied-à-terre in the French capital.
