An elegant 73 m² duplex flat with a dual exposure on the top floors,
a few steps from the Bon-Marché in the 6th arrondissement of Paris
Paris, PARIS paris 75006 FR

Location

Located in the very centre of the Left Bank, just a stone's throw from Saint-Germain-des-Prés and on the edge of the Saint-Thomas-d'Aquin district, Rue de Sèvres is home to the Bon-Marché department store, a showcase for international gastronomy. The former Leannec hospital, now headquarters of Kering, as well as a range of elegant boutiques and a dizzying array of gourmet food shops, including the Quatrehomme cheese specialist and L'Agrumiste, are all within easy reach of the flat. The district is also dotted with renowned educational establishments such as Sciences Po, EHESS and the Atelier de Sèvres, as well as schools like Stanislas and Saint-Louis. The Vaneau, Duroc (lines 10 and 13) and Falguière (line 12) metro stations are a short walk away. Montparnasse station is close by, as are the other Parisian railway stations, all within 20 minutes' reach by public transport. Finally, there are plenty of green spaces to stroll around, including the Jardin du Luxembourg and the well-kept secret Jardin Catherine-Labourée.

Description

Three street-facing shops are located on either side of the building's high-security entrance door. Originally built in 1630, this building spans three levels, extended on the right-hand side by two additional stories. The rendered, sober facade features stringcourses defining each floor. It is thought to have once served as a residence for some of the Bon-Marché's employees. Past the first secured entrance, an automated door reveals a flight of wooden steps leading up to the fourth floor. The two-storey flat has a floor area of 78.50 m² (67.05 m² under the Carrez law). The hallway on the first level, illuminated by two windows overlooking the street, reveals an internal wooden staircase to the upper floor. Continuing on, after a small utility room, there is a first bedroom with a deep closet. On the left, a passageway with cupboards leads to a wall-hung lavatory and a bathroom with a large washbasin and a window. A second bedroom overlooking the courtyard, also with grey carpet and storage space, completes this floor. The air-conditioned top floor features a bright open-plan kitchen, perfectly optimised and finished in deep, matt black. This is followed by a vast reception area centred around a monumental fireplace with insert. The full-width living area has a ridge height of 3.90 m. The dining room is topped by a mezzanine with roof window, currently converted into a study. There is a cellar in the basement. The property benefits from a double south-east/north-west exposure and is particularly bright. The combination of mirror images, the homogeneous flooring - wide strip hardwood - and the colour palette used accentuate the feeling of space. With no neighbours overlooking the flat, there is a precious sense of calm in the heart of such a lively neighbourhood. The recent renovation work, carried out with meticulous attention to materials and details, including home automation, has further increased the level of comfort. Carefully maintained since then, the property is ready to be moved into.

Our opinion

The refined, graphic design, with its blue and white accents, has all the hallmarks of a Parisian rooftop dwelling. The bright rooms of different sizes contribute to the calm, timeless atmosphere. The serenity that reigns here subtly takes hold of visitors, who will instinctively find themselves embracing the place. This flat has that extra soul that makes a property a home in its own right - a blend of style, authenticity and serenity.
