Location

Right in the very centre of the Marais, between the Saint-Paul and Hôtel-de-Ville metro stations, the flat is located in a street lined with 18th-century buildings, set back from the traffic. The district is packed with restaurants, designer boutiques and local shops making life easy for its residents. Some of the finest townhouses from the early modern period and cultural institutions such as the Picasso and Carnavalet museums temper the liveliness of the district with their serenity. Small green spaces, such as the Jardin des Rosiers and the Clos des Blancs-Manteaux, are set between the historic residences.

Description

The building, which was erected over a number of periods, but essentially in the 18th century, has been carefully maintained and is therefore in a very good state of repair. The cellars are the oldest part, dating back to Cistercian times. In the courtyard, an oval well dates back to the Renaissance. A 17th-century lodge was originally used as a hayloft. In the early 18th century, the entire building was raised to form the present residence. The tall windows have wrought-iron railings with Regency-style fire-pot and pigtail motifs and date from 1715. All these features have been preserved and enhanced. The building is accessed through a large wooden gateway that leads under an archway to a paved courtyard planted with trees.
There are two flights of stairs on either side, with elegant wrought-iron balustrades.
Located on the top floor of the building, the flat is accessed via one of the courtyard staircases. The size of the flat - around 71 m² - and the ceiling height of almost 3 m create a feeling of spaciousness. The rooms are arranged in a star-shaped layout, facing east-west. On the street side, there is an entrance hall with a sitting room and dining room, as well as a separate kitchen that could be opened up to the adjoining dining room. On the courtyard side, there are a bedroom and a shower room with toilet. The fireplaces are of black marble. One of these is topped by a wooden overmantel carved with white-painted plant motifs. The ceilings are adorned with cornices and the flooring is of straight strip parquet. The overall condition is very satisfactory.

The flat

The east-west dual-exposure flat is situated on the piano nobile of the building and has a floor area of around 71 m². Legend has it that one of the Musketeers once lived here. The floor plan is organised around a central space that serves as the entrance and leads to the sitting room and dining room on the street side, both of which have tall windows with wrought iron railings. This large, central room could be converted into a study or a small sitting room. The dwelling features high ceilings. Each room has a black marble fireplace. The ceilings are enhanced by cornices and the floors are of straight strip parquet. The kitchen is fully equipped. Currently forming a separate room, it could be opened up to the dining room by knocking down the dividing partition wall. On the east-facing side, a bedroom overlooks the courtyard. It has parquet flooring and the ceiling is adorned with a cornice. A shower room with toilet is located directly opposite the bedroom. The entire property is in very good condition.

Our opinion

Stepping through the wooden entrance gates of a building like this takes you back in time. The premises have changed very little since the 18th century, and a subtle atmosphere of the old Paris reigns. The flat itself has retained the sobriety and elegance of the Age of Enlightenment, reflected in the discreet refinement of its ornamental details, the balance of its volumes and the layout of its spaces. The various rooms have been brightened up by the pastel or more intense colours applied to the walls and built-in furniture. Some of the rooms can be partitioned off or reallocated to suit the wishes of future inhabitants, a rare feature in a property of this age.
