Location
Between the Boulevard de Montmorency and Avenue Mozart, a network of residential streets, so quiet that one might think they accidentally wandered into a small country village, announces, as of the metro station la Muette, the neighbourhood of Auteuil: rue de l’Yvette, Henri Heine, Jasmin, etc. Among these charming and secluded streets, the rue du Docteur Blanche features a vast architectural repertory, which creates its specific identity and appeal.
Here, elegant private mansions stand side by side with patrician Haussmannian edifices, while the stylistic nuances of the 20th century and, specifically Art Deco, are also on display, the latter of which is illustrated by its many eminent figures, such as Mallet-Stevens, Le Corbusier and Pierre Patout.
Set back at the end of a private lane, bordered by lime trees, the property is located on the fourth floor of an ashlar stone building – and a proud archetype of the 1930s – whereas the nearby Avenue Mozart features many tony boutiques as well as renowned food businesses. As for the Jardin du Ranelagh, within immediate proximity, it provides a verdant haven blanketed with lawn and planted with trees, which children can enjoy while partaking in one of the park’s famous pony rides.
Description
As for the flat, located on the fourth floor, it opens on to an immense gallery entrance, which immediately reveals the property’s many assets: expansive rooms, soaring floor-to-ceiling heights and ample sunlight, while the spacious and sunny double living room, facing southeast and with nearly 60 m², upholds this promising welcome. Featuring four large windows, providing panoramic views of Paris, tall and wide glass double doors give on to a loggia, which creates a pleasant outdoor space, whereas, on the other side of the hallway, a dining room, of approximately 24 m², and an inviting kitchen boast the same appeal as the living room, thanks to their size and luminosity.
In addition, four large bedrooms and three shower rooms round out the rooms in this flat, while two of the bedrooms, giving on to the façade, enjoy, like the living rooms, enchanting views as well as plenty of sunlight. The two others, facing west, also take advantage of abundant natural light as well as far-off views, whereas the flat, featuring classical interior décor, such as double doors, chevron parquet floors as well as understated cornices and crown moulding, also comes with a studio flat, of nearly 20 m², as well as two large cellars.
Our opinion
On first glance, this large, elegant flat in the 16th arrondissement seems like so many others, that is until one realises that its many assets – its location on a private lane, guaranteeing peace and safety, wide and far-off views, which extend its interior spaces, as well as plenty of natural sunlight all day long – endow it with a one-of-a-kind personality and value.
However, a flat’s appeal is also and, especially, related to the quality of its setting: here, the rue du Docteur Blanche provides three precious and opportune resources, all within walking distance: verdant green spaces ideal for relaxation – such as the Bois de Boulogne, the Jardin du Ranelagh and the Desroches-Noblecourt square, formerly known as Place Rodin – the luxury of a variety of food businesses and services on the Avenue Mozart, as well as the charm of a peaceful and family-oriented neighbourhood, the elegance of which is devoid of all ostentation, but still boasts great interest in terms of its architectural heritage.
