Description

On a quiet street in the Latin Quarter, the ancient building, in all likelihood built in the 19th century, stands out thanks to its ashlar stone façade cadenced by ornate wrought-iron balconies, while the building’s arched front door opens on to an entryway with an original wooden staircase – whose bannister reflects the edifice’s undeniable cachet – which ascends all the way to the fourth and last floor of this walk-up building.
Nestled under the eaves, the duplex studio flat, with approximately 25 m² of floor area, 20 m² of which are inhabitable and 15 m² of which have a ceiling height of at least 1.8 metres, is located on the building’s last floor. As for its front door, it opens on to a living room whose window overlooks the verdant courtyard of the Irish Cultural Centre as well as, in the background, the Panthéon’s dome, while the room boasts visible ceiling beams, timber framing as well as original hexagonal terracotta floor tiles.
In addition, a small, fitted kitchen, facing the living room and to the left of a vaulted fireplace, the latter of which is placed in the middle of the room, comes with a tile credenza and a skylight, whereas a storage cupboard can be found to the right of the fireplace. Featuring a wooden ship’s ladder, with alternating quarter-circle steps, which provides access to the upper floor, the latter, under the eaves, contains a bedroom with a skylight, while this room is extended by a storage cupboard.
Lastly, the other side of the landing boasts a shower room with a lavatory, which also enjoys plenty of natural light, whereas original parquet floors, visible ceiling beams and timber framing create an overall harmonious and charming feel for the flat.

Our opinion

This duplex flat is the ideal property for a Francophile looking for a unique, rather than a large, pied-à-terre in Paris, while its two-floor layout gives the feeling of more space than its floor area would indicate.
In addition, its relationship to the city is particularly enchanting thanks to the courtyard of the Irish Cultural Centre, providing a verdant touch for the Latin Quarter, as well as the Panthéon, which is visible from the duplex’s upper floor. Ideal as a pied-à-terre or a rental, subject to the regulations in effect, the absence of a lift and its limited floor area do restrict the way in which the flat can be used. Nevertheless, this in no way diminishes its advantages in terms of its location and overall personality.
