Accessed from the Gare Saint-Lazare and the Havre-Caumartin metro station (lines 3 and 9) and the Auber RER station (line A), the property is located on Rue du Havre, opposite the Lycée Condorcet, part of which is listed as a national historic monument, since it includes the buildings of the Capuchin convent of Saint-Louis d'Antin, built between 1780 and 1782 by the architect Alexandre-Théodore Brongniart. Opened up in 1845, the street is lined with buildings dating from the Louis-Philippe period. Just 400 m away, rue Castellane offers a wide range of everyday shops and charming terraces, not far from the famous department stores on Boulevard Haussmann. The trendy nightlife district also features many theatres and concert halls.

Description

The property is located in a lively, well-connected area of the 8ᵉ arrondissement, between rue Saint-Lazare and boulevard Haussmann. The facade of the building, with its cornice-capped windows, dates from the Louis-Philippe period (circa 1845) and has recently been refurbished. The entrance porch, featuring decorative mouldings and pilasters, leads to a courtyard paved with sandstone.
The three adjoining maids’ rooms are bright and unobserved. Located on the 6th floor, they are accessed via the back staircase.

The first has a floor area of around 12 m² - 8.1 m² under the Carrez law.
There are two volumes, both illuminated by a roof window. The first contains a shower cubicle, a small kitchen and space for a table. It is followed by the second, which includes a lavatory and a sleeping area.

The second maid’s room, which can easily be opened up and connected to the third, has a floor area of almost 13 m² - 9.29 m² under the Carrez law. It comprises a bedroom, a lavatory and a kitchen with a shower cubicle and washbasin. Two skylights illuminate the two rooms.

Finally, the third maid’s room, which can be combined with the two other rooms, has a floor area of almost 7 m², includes a first windowless room with a water outlet and a second room with a small kitchen, lit by two roof windows. Combined, the three rooms have a total floor area of almost 32 m² - 23.39 m² under Carrez law.

Our opinion

Just a stone's throw from Saint-Lazare station, these three maids’ rooms under the eaves are located in an area where it is extremely pleasant to live. Between the food shops, the cultural scene and the proximity of the department stores, they are bathed in a surprisingly calm and bright atmosphere, with the skyline as their only backdrop.
Conversion and refurbishment work would certainly be a worthwhile way of optimising the space available. The three maids’ rooms could prove an excellent choice for those considering a rental investment, especially as their central location, close to the Chaptal and Condorcet lycées, and just a few stops from Paris 8, Sorbonne Nouvelle and Nanterre universities, means that they constitute ideal student accommodation.
