Location

The property is situated in the Nièvre department, at the gateway to Puisaye and the Morvan Regional Nature Park, 3 hours from Paris via the A6 motorway and 35 minutes from Vézelay. The small town of Clamecy, a 15-minute drive away, offers all the essential shops and services, including a supermarket and a hospital. With its mix of wooded hills, fields and meadows, the region is just as suitable for outdoor activities such as hiking and cycling as for relaxing.

Description

Set on the edge of a hamlet, the property is accessed via a small road which leads across a discreet bridge over a stream to the entrance gate. Hidden behind tall trees, the main dwelling can only be made out after entering the garden. Adjacent to the entrance, there is a building containing the caretaker's accommodation, which is extended by a section used for agricultural purposes. A peaceful stream runs through the grounds.
Probably owned by local dignitaries from the 15th century onwards, the property was later inhabited by one of Louis XVI's bodyguards. However, the most famous resident was a French Major General during the Revolution and the First Empire, who carried out extensive renovation work.

The chateau

Facing west-east, the elongated corps de logis has a hipped roof and is flanked at the corners by two impressive towers with pepperpot roofs and sloping bases. The piano nobile rests on a basement, which is also sloped and used as a cellar. The classical-style facade features regular bays with tall, white French windows with cross bars and dressed stone surrounds. On the south side, a steep flight of steps leads to a door topped with a triangular pediment. The segmental arch dormers set to the impressive roof with flat Burgundy tiles contribute to the overall balance of the building. A more modest outdoor staircase can be found on the north facade, where the ground level is higher. Two small straight staircases lead to the two rooms at either end of the building.


The ground floor
Once through the door, there is a full-depth entrance hall featuring a period tiled floor with cabochons. This leads to the two wings, the kitchen and the first floor. All of the rooms, with the exception of the kitchen, are full-width. The east wing comprises three large rooms in a row. The first sitting room has parquet flooring and, in the wall separating it from the next sitting room, there is an opening featuring an old stove no longer in use. Heat could therefore be spread across both rooms.
The next sitting room, with its herringbone parquet floor, is now used as a billiards room. This room has retained seven mural paintings with naturalistic and scenic motifs. A restoration campaign could be considered to restore them to their former glory.
Finally, there is the large sitting room, with its herringbone parquet, stucco ceiling and marble fireplace. It is bathed in light from three large windows overlooking the garden. As for the adjacent tower, it has been transformed on this level into a strongroom.
The first room in the west wing has parquet flooring and an elegant white marble fireplace. It adjoins the kitchen. This is followed by a large sitting room with parquet flooring and marble fireplace, and a large bedroom with fireplace and groin-vaulted bathroom in the west tower.
The first floor
At mid-level, two adjoining shower rooms provide greater independence for the residents on this level. The landing offers plenty of storage space and leads to wide corridors serving the two wings and their bedrooms - three per wing. The towers feature bathrooms. Numerous dormer windows illuminate the first floor.
The garrets can be accessed from a room in the west wing. There is plenty of space and potential for conversion, but the roof timbers and roof are in need of repair.
The cellar
There are many rooms in the cellar, covering the entire floor area of the main building. They can be accessed from a number of different points: from indoors, from the south facade or from underneath the main outdoor staircase. Comprising the boiler room, storage rooms, the former kitchen and a large room with pillars that once served as a greenhouse, the basement offers a wide range of conceivable conversion options.

The caretaker’s lodge

This solid little 19th century house with its elegant corner quoins, pavilion roof and rendered facades contains a living room with fireplace on the ground floor, as well as two bedrooms and a bathroom upstairs. Both levels require renovation.

The farm building

Backing onto the caretaker's cottage, this long building was recently the subject of an architects' survey aimed at a possible renovation for residetial use. It notably features a stable, a cowshed, a woodshed and a large section now used as a garage.

The garden

Nearly a hectare of land surrounds the dwelling, mainly laid to lawn. The remaining grounds, meadows and grasslands, surround the chateau and its garden.

Our opinion

Discreet and set back in the heart of a peaceful, unspoilt rural landscape, this 15th century residence, although transformed over the years, has succeeded in preserving the harmony of the Age of Enlightenment. With a piano nobile dedicated to interaction and companionship and an upper floor devoted to private quarters, the house meets all the requirements of a large family home. The large sitting rooms are ready to welcome new voices excited by the idea of sharing their warm interiors. As for the outbuilding, once it has been renovated, it will provide additional accommodation options.
