Location
The property is set in the middle of nature, in a dominant position, surrounded by pine forests and olive groves. The village of Le Beausset, with all of its amenities, is just a 5-minute drive away, while the beaches of Bandol and Sanary are less than 30 minutes away. For longer journeys, Toulon TGV station can be reached in around 30 minutes, from which you can get to Paris in 4 hours. Marseille international airport is about 1 hour away.
Description
Built in the 1980s, partly on two floors, the south-west facade and south-east gable of this stone house have large, mainly straight windows and French windows, some of which are fixed. The facade is bordered by a large 130 m² terrace with a beautiful view. A small detached house measuring around 25 m² is set slightly below, while a large garage is located about 20 metres behind the house.
Set back a little from the house, a 16 m x 3.5 m swimming pool overlooks the valley. The plot of land of roughly 1.4 hectares is planted with around 50 olive trees at the bottom and has some horse stalls. An adjoining plot of 5,400 m² planted with pine trees and with a manège and additional stalls can also be bought to bring the total surface area to almost 2 ha.
The main house
The elongated house is built on a single floor that is completed, over around half its length, by an upper floor housing the largest of the three bedrooms and its annexes. A small extension on the garden level contains a guest toilet and a laundry room. Both the facade and the south-east gable are clad in stone, and most of the large exterior window frames are black aluminium with double glazing.
The garden-level floor
Access to the house is through a glass door leading from the spacious 130 m² terrace directly into the main room, which is divided into a living area and a dining area. Light is also provided by two windows as well as the door. There is a waxed concrete fireplace in one of the room corners. There is a painted wooden staircase leading upstairs. The floor is covered in light-coloured modern tiles, and the walls and part of the ceiling are plastered. The other part of the room has a wooden floor with beams and joists.
Well-lit by its own window, a fitted kitchen with a tiled splashback partially opens out onto the dining space, while a glazed partition on a metal frame separates it from the entrance to the living room. From the dining room, a false wooden cupboard door leads to the small extension, which has a guest toilet and a laundry room.
Near the entrance, a solid black wooden door leads through a small corridor to a large room currently used as a games room, with a double sloping ceiling and waxed concrete floor. Beautifully carved wooden doors lead through to the two bedrooms on this floor, one of which has access to the outside. There is also a shower room with a toilet. The bedroom floors are covered in imitation terracotta tiles, while the shower room combines waxed concrete and antique tiling.
The first floor
From the living room, the black-painted wooden staircase leads to a large room used as a wardrobe, which leads to the master bedroom and a shower room with a toilet. A large metal-framed glass partition separates the bedroom and wardrobe from the living room, and allows plenty of light to flood in. Two bull's-eyes in the facade complete the lighting. These three rooms are set under double rafters with exposed beams and parquet or carpeted floors.
The little house
Sober yet comfortable, this house is currently used for temporary rentals. It spans around 25 m² and consists of a tiled living area with plenty of natural light on two sides, an open-plan kitchen, a double bedroom and a shower room with a toilet. It is flanked by a small wooden terrace sheltered by a canopy with a metal structure and a reed covering.
The grounds
In a trapezoidal shape, it has a gentle slope with several low-lying terraces. This section opens onto the municipal road via its own access.
On the same level as the main house, the long driveway leading from the entrance gate extends to the garage, which measures over 60 m², where cars, bikes and other equipment can be stored. The large 130 m² cement terrace that borders the house has a painted wooden garden shed and garden furniture in the corner.
Below, in addition to the annex house and the 16 m x 3.5 m saltwater swimming pool, around 50 olive trees have been planted, while other Mediterranean plant and tree species are scattered throughout the grounds. There are also several small outbuildings used for storage.
Finally, a number of box stalls as well as a tack room for horses have been built in the lower part which has its own separate access. Another plot of approx. 5,400 m², which is more or less flat, is located in the upper part of the grounds and features a rectangular riding arena as well as a number of other box stalls for horses, all set in a vast pine forest. This section which also has its own access to the local road can be bought too if desired.
Our opinion
A beautiful residence in the heart of nature, protected from urban development and set to remain so, given that the land and surrounding area are classified as a natural area. The Mediterranean vegetation, the timeless charm of the stone terraces and olive groves, the undeniable peace and quiet, the soothing view over the green surroundings, the vast terrace, the swimming pool in its dominant position, all combine to make this a beautiful holiday home or a permanent home, following the rhythm of the seasons in the calm seclusion of this beautiful property.
