Location

The estate is situated between Loudun and Richelieu, less than 15 minutes from either town and 30 minutes from Chinon. The property is close to a village where small producers and a typical café-restaurant provide an opportunity to discover local products.

Description

A small road leads to the locality, which comprises just the farm and the manor house. It is first of all the farm that comes into view, followed by the manor house on its island, surrounded by a water-filled moat. The woodland stretches out at the bottom end of the garden.

The manor house

Located on an island, surrounded by a moat filled with water, it can be accessed via a small bridge. The abutments for two other bridges have been built and are now awaiting their aprons. In an effort to save the building, the previous occupants have already renovated the roof. The remaining structure, with a floor area of 145 m², now needs to be completely restored. Neither listed nor classified, the building is not yet connected to the mains water or electricity. It has retained its stone staircase, fireplaces and some floors.

The farmer's house

This is part of the outbuildings and its roof has been redone. The house can be moved into immediately but would need some refurbishment to make it more comfortable.


The ground floor
The entrance leads directly into the dining room and the kitchen. Both rooms have fireplaces and are floored with terracotta tiles. Following on from the kitchen, through a doorway, a corridor leads to a toilet and a bathroom.
The first floor
A wooden staircase leads to this floor, which comprises two bedrooms, each with its own shower room and a toilet currently being installed. A hatch from the landing leads to the attic.

The outbuildings

The number of outbuildings reflects the former importance of the farm: barns, an old pigsty, a bread oven, a stable, a covered patio, etc. The buildings are of local stone. Most of the roofs have been re-clad with tiles or slate.

The gardens

The courtyard of the farm is currently covered in plants. The former park of the manor includes two areas that were once linked by a bridge. Certain trees are noteworthy, including oak trees probably planted in the 19th century. Some of the parkland will have to be replanted to restore its ornamental character.

The woodland

On a plot of 26 hectares, thinning can be carried out and some mature pines could be felled. A valuation of the entire woodland was carried out. At present, it is not leased as a hunting ground.

Our opinion

Of a considerable size, peaceful and rural, the property meets some of the major challenges of our time. Water resources, agricultural production and an abundant wood reserve are all assets on the way to autonomy, all the more so as the farmhouse and the outbuildings are still functional. The manor house, with its romantic and elegant silhouette, awaits an ambitious renovation, with imagination the only limit. The future is bright for this estate full of possibilities, nestled in the Vienne countryside.
