Location

The town of Bergerac lies in France’s Nouvelle-Aquitaine region. The River Dordogne flows through this charming town, which is rich in built heritage and nestled in an area listed as a UNESCO World Heritage Site. Bergerac is one hour from Bordeaux, which is only two hours from Paris by rail. A cycle path runs through the town, so you can easily get around Bergerac by bicycle on a daily basis. And the town offers essential shops and amenities. The cuisine of France’s Périgord area owes its flavours and renown to wonderful combinations of traditional produce with Bergerac wines. Furthermore, the River Dordogne, where local fishermen try their luck, offers a wealth of culinary delights, including alosa, pike, lamprey and trout. Many sweet fruit-based specialities can be found in this region too, but the main attraction among seasonal produce here is undeniably truffle, nicknamed the Périgord area’s ‘black gold’.

Description

The country house is set back from the road in one of Bergerac’s calmest residential areas. An electric wrought-iron gate leads onto a driveway lined with linden trees that takes you to an L-shaped edifice with a courtyard. The building is made up of a country house from the 18th century and a dwelling that is typical of Périgord architecture. The old house faces south-east. It has a ground floor and a first floor. An extension connects it to the dwelling with typical Périgord architecture, which is today divided into two sections: a house and a barn. Périgord stone forms the elevations of the country house, which is crowned with a gable roof of flat tiles that is dotted with several gabled dormers. A single-row génoise cornice runs along the top of the walls. Rectangular windows with small panes punctuate the elevations. They are fitted with wooden shutters. A barn, which includes looseboxes for horses and a wine cellar, adjoins the dwelling. A glazed extension connects the old country house to the traditional Périgord outbuilding. This extension increases the total floor area and provides access to a vast paved terrace, a swimming pol and a summer kitchen. Grounds covering roughly one hectare extend around the buildings. Trees of many different species dot these grounds. They include a magnolia that is listed as one of France’s most remarkable trees. There are also two wells in working order on the grounds. A stream with a waterfall flows at one end of the plot.

The country house

The country house offers a floor area of around 415m². The house has been extended and enhanced with a glazed section that the current owners added and that links the two main sections together. This extension also leads straight outside. So the swimming pool can be reached from this dual-aspect space and from a north lounge.


The ground floor
A wooden entrance door with a glazed fanlight leads into a space with a travertine-tiled floor. An elmwood staircase with two quarter turns climbs upstairs from here. On the left, this entrance hall connects to a reception space. On the right, it connects to a fitted kitchen. The reception room has exposed beams and a floor of travertine tiles. This room features a plain stone fireplace. It connects to a library and an office with wood strip flooring that leads straight out to the grounds through wooden French windows. The kitchen has tiled flooring. It takes you to a corridor that connects to a glazed lounge in the extension, which has tiled flooring and leads outside on both sides. Beyond this space, there is a bedroom with travertine-tiled flooring and a shower room. These rooms look out at the garden and swimming pool. Next, on the pool-facing side, there is a vast lounge with wood strip flooring. This lounge is fitted with a stove. It offers a comfortable space for winter evenings. On the right, a small flight of stairs leads to a spacious room for relaxation with tiled flooring, a bedroom with a bathroom, and a sauna that the current owners created. This part of the dwelling, which has brick walls and exposed beams, faces south. It can be reached from outside via wooden French windows.

The upstairs
From the entrance hall, the elmwood staircase leads up to four rooms on the first floor. On the left, there are two bedrooms with exposed beams, separated by a broad corridor. From the landing, you can also reach a shower room with a lavatory. And on the right, there is the master bedroom, which is filled with natural light from large windows. This master bedroom has its own bathroom and walk-in wardrobe. It also has its own separate lavatory. Wood strip flooring extends across this level and the walls are painted white. The shower room is tiled and the bathroom is adorned with a grey-beige mosaic. Large white tiles adorn the landing floor.

The traditional Périgord dwelling

Périgord stone forms the building’s elevations. The quaint structure is crowned with a gable roof of flat tiles with a hipped end. This large annexe adjoins the house. The barn with looseboxes offers a floor area of around 200m². The space has kept its authenticity as it has been remarkably well maintained. An exposed roof frame and wooden installations for horses give this vast space the charming appearance of a remnant from the past.

The grounds

The edifice looks out over its grounds, which cover around one hectare and stretch down to a stream with a waterfall that demarcates the property’s edge. Grassy expanses take up the grounds, which are lined with tall trees giving this outdoor space privacy. The land slopes gently on the house’s east side. On the south side, there is the driveway lined with linden trees. Beside the glazed extension that links the country house to the outbuilding, there is a saltwater swimming pool that is 10 metres long and 5 metres wide. There is also a summer kitchen in the garden.

Our opinion

This charming house beside a majestic driveway, nestled in landscaped grounds, has a quaint rural appearance outside and a range of elegant contemporary spaces inside. The old complex has been well renovated. This haven evokes calm and rest. The dwelling includes spacious reception rooms and cosier spaces too, so everyone can feel at home here. The grounds are dotted with age-old trees and a stream flows gently along one edge of this vast plot of lush land. On this peaceful property, you can appreciate the passing of the seasons more than anywhere else.
