Location

This property stands in a quiet district with a good public transport network in the much sought-after village of Villeneuve-lès-Avigon. The secured grounds of a luxury contemporary residence are set back off Chemin-de-Monteau which, as its name suggests, leads up to the heights of the town. Said grounds have to be crossed to reach a small private carpark where a metal gate is on the right-hand side of a 2-car garage belonging to the house. A flight of uneven concrete steps, dotted with intermediate landings, leads from here to the house which can be seen in its verdant setting on a lower level.

Description

This hillside house follows on from an entrance terrace which looks down on a stone wall, supporting the framework of an old wisteria-covered arbour.
The grounds are laid out on various plateaux in keeping with the natural slope of the land, creating numerous landscaped views.
A little traditional building, known locally as a “mazet”, in the lowest section has been converted into a small house.

The house

This modest hillside residence has been developed over the years and is now a little designer house. Laid out over three levels, its front door opens directly into the main room, a lounge with a central fireplace separating it from the adjoining eating area and kitchen.
A straight flight of stairs, under the high sloping ceiling, goes up to the first floor. The floors are covered with terracotta tiles. The numerous openings and the light-coloured walls provide natural luminosity throughout.


First floor
Upstairs is a bedroom, complete with a bathroom and a dressing room. Extremely functional with numerous cupboards, it is extended by a study that looks widely out over the surroundings through many windows that provide a panoramic view of the Dentelles-de-Montmirail and Mount Ventoux to the east as well as Avignon and the Alpilles Mountains to the south.
Garden level
A closed stairway goes down from the lounge to a second bedroom that opens on to a lawn. It has a shower room and a dressing room.
Guest house
The original layout of this little traditional building which is now a totally independent house has been preserved. Reached via the lower section of the garden, it comprises a room under exposed beams. A kitchen and an eating area open on to a small terrace and a wooded courtyard.
The garden
This garden is filled with Mediterranean plants such as olive, cypress and bay trees, standing near to an impressive palm tree, whilst bougainvillaea and other flowering bushes colour the flower beds in the shade of hackberry trees; all bestowing their personalities to this verdant oasis. The sloping, uneven and bumpy land, with its limestone soil, reflects the natural landscaping of the grounds.

Our opinion

This verdant haven set amidst the rooftops dominated by the property appears timeless. Sheltered from both the Mistral and onlookers, this house and its superb garden would suit lovers of peace and quiet who are also seeking to be but a stone’s throw from the papal town where one of the world’s most famous theatre festivals takes place every summer. The little independent house could be rented out at this time or used for accommodating friends. The site and the layout of the main residence are such that all kinds of works, including an extension, would be justified.
