with tree-filled grounds and a remarkable swimming pool, twenty minutes to the south of Toulouse
Location
In the Occitanie region, in the centre of the Haute-Garonne department, 20 minutes from Toulouse and all that it entails: its economic performances, status as the world capital of aeronautics, the beauty of its heritage, cultural riches and joyous temperament, the town in which the property is situated enjoys an exceptional location along the valley of the Garonne, between the hillsides of Savès, Lauragais, the Ariège valley and Volvestre. It has a remarkable natural heritage with, specifically, a Natural Zone of Interest for Ecology, Fauna and Flora. The estate is ideally located in the centre of this preserved environment.
The Toulouse-Blagnac international airport and the Toulouse Matabiau train station are only 30 minutes away and provide connections with France and beyond.
Description
Three clearly defined spaces, the reception space, the guest house and the private area come one after another and are extended by elegant patios in front of each of their façades. The farmhouse occupies the eastern part of the property, which extends over 1.7 hectares with blooming flowers and trees.
The building, with typically Toulouse-style architecture, alternates brick and stone compositions with foundations plastered in lime whitewash. To the north, it is protected by woods whose oak and acacia trees supply fuel for the house’s fireplace.
Well integrated into the landscape, an annexe, recently erected on the outskirts of the clearing surrounded by multi-century trees, not only provides two additional floors, but repeats the property's architectural codes as well.
The swimming pool, awarded with a gold medal for the most beautiful design in France by the Federation of Swimming Pool Professionals, adorns the southwest wing of the house with its harmonious conception.
The orchard’s fruit trees take full advantage of their southern orientation to provide ripe seasonal fruit.
Light-coloured, made-to-measure reception tents blend harmoniously with the surrounding nature.
The Guesthouse
Occupying the central part of the farmhouse, the guesthouse is concealed by two flowering wisteria vines. The heavy blond wooden door, composed of two massive leafs, the first sign of the house’s rich history, opens onto a long hallway covered in terracotta tiles around which three spacious bedrooms are articulated, each with their own identity and equipped with an en-suite bathroom or shower room, as well as a dining room perfectly adapted for breakfasts.
On the first floor, accessible via a pale stone and oak staircase, are two suites in light-coloured tones with burnished hardwood floors, one of which has a bull’s-eye window that allows visitors to glimpse the wisteria’s bluish snowflake-like petals, while two shower rooms round out the rooms on this floor.
The Private Apartments
Continuing on from the farmhouse’s central section is the 150-m² private wing, which the current owners have carefully laid out, attentive to living on the property as comfortably as their guests. It opens up onto a spacious living room with oak hardwood floors and a wall kitted out in brick and pebble. A wood stove, supplied with logs from the grounds, adds comfort to the room.
The kitchen is separated from the dining room by a made-to-measure library, using recovered antique elements, and the whole benefits from abundant light provided by the large picture windows that look out over a patio, which extends the living space.
A luminous ground-floor bedroom, looking out onto the garden and adjacent to a shower room, completes the ground floor.
The upstairs, accessed by a curved staircase decorated with a wrought-iron guardrail, is composed of two bedrooms, an office or storage space and a bathroom.
The Reception Area
Traversing the building along its entire width, the reception area, created in the former stables, is connected to the guesthouse. The waxed hardwood floors, the pebble and brick walls, punctuated by white beams and joists that support the whole, create an authentic and warm atmosphere.
Its annexes, composed of a kitchen, utility room, storage space and a shower room for personnel, are designed to facilitate the caterers' work during events.
Upstairs, a conference room, a smaller version of the one downstairs, continues the same architectural codes, while its two large skylights supply the room with light. Sharing the floor’s surface area almost equally is a vacation rental located directly across from the conference room, composed of a sleeping area, a spacious dining room-kitchen and a shower room.
The Grounds
Recognised for their environmental interest, the grounds benefit from a zone N classification, which ensures the longevity of its natural character. Featuring a swimming pool that once again highlights the grounds' overall charm and has been awarded for its design, it benefits from south/southwest exposure, ideal for contemplating the sunset, as well as extensive views of the surrounding meadows.
Vast expanses of lawn are punctuated with imposing trees, in many different varieties, such as the ancient cypress that provides a corner of the house with some protective shade.
A few fruit trees compose a spacious and generous orchard, while the neighbouring area could be used to create a nourishing vegetable garden.
Acting as multiple touches of colour in this verdant environment, the flowers have taken their rightful place on the estate, covering everywhere you look with thousands of petals.
The Annexe
Not far from the main building and grounds, a recent two-storey construction in the process of being completed, with 140 m², rounds out the buildings on the estate. Giving pride of place to noble materials, it faithfully repeats the understated lines of the local architecture in order to match perfectly with the older farmhouse.
As for the ground floor it contains an immense garage and a sunny space, dedicated to well-being with a sauna and enchanting panoramas of the bucolic landscape, which gives on to a wooden patio with views of the surrounding oak trees, while, upstairs, a voluminous open floor space, provides an array of possibilities: an artist's studio, an office for a professional activity, a fitness room or an independent flat. Enjoying soaring floor-to-ceiling heights and a panoramic picture window, it provides breath-taking views of the Garonne plain and the hillsides connecting the countryside to the city of Toulouse.
The Reception Patios
Complementing the more intimate spaces on the southern side, the reception patios multiply the scope of possibilities on the three other sides of the house. The first, with a quartz concrete ground, forms a vast L-shaped surface with the farmhouse.
The second extends the reception area, creating, with its wooden bar and open-air café feel, an appreciated “inside-outside” space during events.
The third is meant for the private apartments.
All are equipped with off-white reception tents, custom-made in symbiosis with the surrounding nature, creating a harmonious natural environment.
Our opinion
This gorgeous estate, planted with abundant flowering plants and ideally located on the outskirts of Toulouse, has been able to protect itself from urban sprawl, all the while enjoying its dynamic lifestyle.
If the former farmhouse has conserved its majestic grounds and bucolic environment in the middle of a protected zone, it is also endowed with all the finery of an elegant country estate, which could be used to host events. Restored after many years of meticulous renovations, which gave pride of place to high-quality antique materials, it invites you to deliciously savour the breath-taking setting that provides enchanting views of the surrounding countryside.
Depending on the taste and desire of its future owners, it could become a stately main residence, a site for a professional reception activity with multiple possibilities, or even an elegant second home for welcoming family and friends, only a couple of kilometres from the Pink City.
